Rent control advances in California, L.A. County

We rented for over ten years before buying our first home. This is how the best and most reasonable landlords we had handled things. Unfortunately the big management companies don't operate like this. Here in Irvine TIC is no exception. We had annual rent hikes with them that I'm pretty sure...

    More Trees around Great Park

I think you mean the Great Sports Complex. There's no park.

Opinion on Portola Springs lower end homes, 700-850k

Awesome! Are you happy with the community/floorplan you have? We do notice heavier traffic in peak times, and a LOT of it is to the apartment complex, but overall we're happy with the neighborhood.

    The 2020 Presidential Election

Or we just understand compound interest? If I put $10,000 a year in my 401k for 30 years with an average rate of return of 8% I would have $1,223,458.68 when I retire. Obviously that's a fairly optimistic scenario. But also not impossible.

    Veterans Cemetery coming to Irvine

I haven't seen anything about retail on the ARDA site. It would be a perfect spot for some, but I just assumed they would build more homes since they are putting retail at the base camp site in the great park.

Opinion on Portola Springs lower end homes, 700-850k

Actually I was wrong that's only true in the six packs (which we are in). In the eight packs they have some 3s that aren't end units.

Opinion on Portola Springs lower end homes, 700-850k

All Plan 3s are end units and all plan 2s are attached on both sides. I like that we're farther up "front" to the entrance of the community so we don't have to drive far to get to our garage. We also get a little mountain view which is nice. I don't see any huge difference between the lots...

Opinion on Portola Springs lower end homes, 700-850k

We actually have the 1X. It's smaller than the Plan 2 but very similar layout - bed/full bath on 1, all living on two, two beds/two baths on three.

Opinion on Portola Springs lower end homes, 700-850k

Plan 3 is nice but our least favorite personally, because we wanted a bedroom on the ground floor and all three bedrooms in Plan 3 are up on the second floor. We liked all of the layouts at Carissa and Brisa though, it was just about personal preference.

    California Pacific Homes upgrade costs

Yes - I have quotes from this year on a bunch of flooring options from when we were selecting upgrades. PM for details. It was a lot more expensive for some things than others.

Opinion on Portola Springs lower end homes, 700-850k

TCT - we bought at Carissa and are very happy. The neighborhood is quiet and nice. We don't have kids so the three story is no issue for us, but the two story option on the plan 3 sounds good for you. I see a lot of less than positive things about PS on here but we like it! We picked Carissa...

    C2E Boutique Townhomes

$30k won't get you renovated kitchen and bathrooms. This doesn't show photos of the bathrooms but if they look like the kitchen they will need to be renovated.

    C2E Boutique Townhomes

A lot of people here on TI seem to dislike the tri-level homes. The issue seems to be with steps up to living/kitchen level is seen as a major detractor. My guess is that may be because the average poster here (seems to be, unverified), a bit older. I'm in my late 20s and live in a tri-level...

    Presidential Elections

I know you didn't ask me but I find him to be extremely repulsive. The way he speaks is brash, and makes him sound like moron. The morals he espouses are in conflict with my own. I think he makes our country look terrible on the world stage. I won't comment on physical attractiveness because...

Advice for couple shopping in the 525-600k price range? (Irvine/Tustin Ranch)

Philadelphia. I think the newest house we lived in was built in the 1920s. The house I lived in most of my childhood was built in the 1860s.

Advice for couple shopping in the 525-600k price range? (Irvine/Tustin Ranch)

No I totally hear you. It's not that hard to do some cosmetic upgrades. It's all just factors in the decision calculation. I'm not from California. I grew up in houses built in the 1800s. I like newer homes because they are built for modern life. Closets, garages, laundry near your bedroom...

Advice for couple shopping in the 525-600k price range? (Irvine/Tustin Ranch)

If we were looking I would have issues with that kitchen. It's really tiny and I could not live with those counters. How would you keep them clean with that tile grout? Also I can't tell if it has an attached garage.

Advice for couple shopping in the 525-600k price range? (Irvine/Tustin Ranch)

This was exactly our experience as well. A small yard or patio did not outweigh no garage or one car garage. Also I guess we're unusual but we actually prefer the 3 story layout because it gives a lot of privacy to the guest room. And we've lived in townhomes before with the kitchen on the...

Advice for couple shopping in the 525-600k price range? (Irvine/Tustin Ranch)

We found the resale homes we looked at in the sub 700k needed enough work or didn't have a garage that it wasn't actually a better value for us. Not sure what OP found but I would guess it's similar in the 525-600k range.
