    This is correct. The only option for new, close to Irvine that fits your requirements is Ridgewood at Baker Ranch. We had the same requirements and searched for a while.

    Marketplace/District/DJ are all solidly North. I guess if you're Tustin/North OC based then that is more central. If you are South OC based, Spectrum is central. Split the difference and call Irvine Center Dr. & Culver intersection the center.

    We picked Ridgewood as a nice compromise of new + lot size (vs. Irvine options). It's not too far from either pool - they just dug a pathway to dimension from the interior Ridgewood streets so you don't have to go around the entire street to get to the pool.

    No one cares about the drought. CA has always been in a drought and always will. Some years the warnings will be more dire, some years less dire. We'll have a big El Nino and get rain and massive floods and everyone will forget the crisis du jour, then repeat in 5-10 years.
