Thanks! Anyone know if there is a "wait" period before you can refi with Shea? I think I remember reading something in one of the forms I signed, but can't find it again...

Anyone know of Shea has a deadline for when you can select an outside lender for your loan? We close escrow in about 30 days and have started the process with Shea mortgage but after comparing rates we can get a better deal elsewhere. Any idea if this will be doable or any downside?

Good views yes, but doesn't look like the most expensive houses. Some of the best views are in the center mound (Phase 2) - it is significantly higher elevation than the other side of Alton, and has skyline views, and catalina views. Most of that mound is SFR, large (>6k lots). A few 10k+ lots...

Other side of Alton is mostly medium density (motor court, town homes). A few SFR. Not gated. The plans and info on every lot are available online (and sadly I've read every page of every document). The best locations in BR will be Phase 2 - the center mound of dirt that is being graded now...

Correct. What some buyers don't realize is that there is lead time in ordering materials, especially in bulk. Just because framing just started doesn't mean that the backsplash hasn't already been ordered. And then there's profit. Don't forget that. Any chance the builder can squeeze a few $k...

Sucks for them then. All builders do this, it's pretty standard if there's inventory that doesn't sale at a phase release. They have a construction schedule and will build anyway. At some point they have to pre-select options that tend to be popular amongst other buyers or they lose out on...

If it is a "preselected" option, then no. Most likely you can choose another color from their standard palette for that option, but you can't get credit back for them not painting it (even if you choose just standard white), or have them knock it off the price of the home. Although, it doesn't...
