    Homes with good aesthetic.

The driving factor is age. Not so much the age of the owners, but age of the neighborhood which means the neighborhood have undergone an maturation and eventual decline. It's the same story for the revitalized neighborhoods that have gentrified. Their success the first time around results in...

How much does a move in date matter when trying to rent a house/condo?

You're a month out. If the place is empty and no work is needed, the landlord is going to want it rented. I've done and would do what IPO did and take place for the 1st and relax on the move. You've have a much easier time with the next move if you're at the 1st.

    What do you guys think....

1500 sf is a good size home. The key is proper layout. In 1500 sf, you'll have a decent sized kitchen, a large dining area a good living room and three decent sized bedrooms. 2000 is large and 2500+ is very large. What you won't have is a 30 x 30 master bath with massively wasted space...

    Math question: emergency cash reserve

You need access to the money and it needs relative stabiity. For me, I find the balance point in having approximately one month plus one rent/mortgage payment in cash/money markets linked with my draft account. The remaining emergency funds are pooled with the conservative portion of my stock...

General observation from the front lines about the Irvine housing market...

No. Those P's & A's are short sales now. They are REOs six months from now. Tomorrow more short sales show up from people that are tired of the fight. If you buy now and can comfortably afford the payment more power to you. That's why any decently priced home is blowing off the market.
