So, which look-i-loos are going to avoid the grand opening weekend hoopla and instead go midweek?

Irvine blvd/ Modjeska : what is being built here?

If you're referring to the trees I think you're referring to, I think that's a lot that belongs to Instant Jungle. Speculating here, but I wouldn't necessarily think that they've been brought in for either the homes that are going to be built or for the high school. I think those are just...

Really? No screen? I know that they don't do them in models due to display issues, but not even after you buy? Makes a window pretty worthless for opening most of the year. That said, Oliva in SJC also has the same type of windows throughout.

    It's part of Portola Springs.

450K sounds on point. I haven't seen these particular models yet, but I have no doubt that 450K is a realistic number for model landscaping.

Well, certainly base your opinion on the photos. Don't actually go and look at the models before forming an opinion as to how big or not big they are and/or look. Very traditional on outside vs modern on the inside? My biggest criticism of Toll, in fact, is that they are very traditional on the...

    Oliva in San Juan Capistrano

Went to Oliva today. Generally nice homes, I found aspects in each house that I really liked. I *loved* plan 2 (the third model if you go in order). Every aspect of that home is pretty darn perfect, and is probably my second favorite New Home Company home (after Grove Plan 2 at Lambert). Yup...

First time I saw them in a Toll Brothers home, I was impressed. But, since then, they do it so often, that to a certain extent it's if you've seen one Toll Brothers home you've seen them all. Except for the wow factor, there doesn't seem to be any utility to having a double staircase.

Quinterra now selling like hot cakes

And here's a pic of the house that is by far the best landscaped house in Quinterra. Complex, dense and just beautifully done. Kudos to whoever owns this home!

Quinterra now selling like hot cakes

I'm not sure which one you're referring to, but I have yet to see an artificial turf inset that looks real, even though there are plenty of artificial turfs as a whole that look quite real. If you're going to put artificial turf in your front yard, you should splurge for the realistic-looking...

Quinterra now selling like hot cakes

So many of the homes in Quinterra have cheap-looking landscaping. Literally, except for the models, only a single home has incredibly nice, obviously landscape-architect designed landscaping. A couples others are passable and OK, but so many are downright ugly. I hate it when people purchase $1...

    Recommendations for landscaping companies

If your biggest problem and gripe is just that your gardenias aren't doing well and may not have been the best plant selection, consider yourself incredibly lucky. There are horrible horror stories with regards to landscape, and having experienced horrible landscaping issues myself, I wish that...

I think it's a lot easier for Toll Brothers to say that they're strict about not having investors when demand is high in these early phases. Once the pent up demand gets done and the phases aren't immediately sold out, I think that they'll become a lot more lax about their philosophy.

I'm not a lawyer, but when will Agran be held in contempt of court? This POS just flipped an eff-you to the residents of Irvine, and has been doing so through most of his years in office. This is from today's LAT.
