I can't decide if I like Trevi more or Fiano. Trevi's are a bit bigger overall, but Fiano, at least in the models, had finer touches. No floorplan, either from Trevi or Fiano, hits all the right notes for me, personally. For that, I'd want the Plan 2 at Oliva. That model, with the upstairs...

    Hidden Canyon in Irvine

In a Toll Brothers model, no need to be confused about what's standard and what's an upgrade: everything is an upgrade.  ;)

If by "spartan" you mean tasteful, I agree. If by "over the top" you mean gaudy, then definitely. I think that keeping a relatively neutral (but well-done) tone is the way to go. Sometimes when visiting a model home, especially Toll Brothers, things are so over the top that I can't even begin to...

Fiano Preview Grand Opening today. Quite impressive homes, but I've only come to expect the best from The New Home Company. Slightly smaller than Trevi in terms of size, but even more upscale overall. Large ocean and canyon view lots. Unique designs with a few "oh wow" outstanding features...

Why aren't sage kb homes of portola springs not selling?

This subject line is quite confusing as a double negative.

    Hidden Canyon in Irvine

Well, made it out to the models today, finally. First, all well done overall. I really liked the entrance to the community. Second, amusing that some are criticizing TNHC for giving out photocopies of floorplans where at Hidden Canyon they don't even give them out (or didn't have any)...

I don't know what the "bank of mailboxes" at Baker Ranch looks like. At my old community in Riverside, it was basically one bank per street (maybe a 12-24 or so mailboxes grouped together). Here in Lambert Ranch, it's anywhere from 2-4 mailboxes per cluster. Very reasonable.

It's almost standard for new homes to just give you a dirt lot. By law the builder is required to have a driveway, front walkway/stairs to front door, and a stepping pad outside each door from home leading to the outside.

    Oliva in San Juan Capistrano

I love the Plan 2 great room. The high ceilings really do it for me. I like the optional floorplan (not modeled) for the plan 2 even more, with an additional upstairs with bedrooms. I'm sure it's a pricey option, but I would so do it if I were buying that home.

    No HOA No Mello Roos

I know there is... my question is if anyone knows why it doesn't appear on the map linked.

    No HOA No Mello Roos

But, the map appears to be a map of HOAs in Irvine, not necessarily MR... or am I wrong?

I wonder why Lambert Ranch isn't shown on the map.

+2 for Malia, and +1 for TNHC salespeople. All great to work with!

    Hidden Canyon in Irvine

In our home, we had the option of doing 3 pocket doors (1 great room, 1 guest house, 1 morning room) and after going back and forth of whether to do all 3, we chose to only do the great room, mainly because of cost issues (great room door was $13,000, and each of the other two doors were...

    Hidden Canyon or Orchard Hills?

How convenient to have a McMansion each in Irvine North and Irvine South. You know, sometimes it's just so inconvenient to travel that it's nice to have a home closer to wherever you happen to be. This is more than just #firstworldproblems but more like #0.1%problems.

    Hidden Canyon or Orchard Hills?

I've argued before and I'll argue now that TNHC has innovative floorplans. What other home out there has a floorpan like The Grove 2 at LR? Plan 2 at Oliva is equally incredible. Amelia does have floorplans similar to what was done at LR, however, as a whole, there's very little that repeated...

    Hidden Canyon in Irvine

Looks quite nice. I'd rather see real imagery with a drone. The animation weirds me out. I also hope that the homes don't have lush lawns as depicted. With our current drought, and the Southern California climate in general, that's just wrong.

It didn't hurt as much as I thought it would. We're a 2 car family. Sometimes I miss it, but it's not that big of a hit.

I had a 4CWG when I lived in Riverside. Single story 3200 square foot home, 1/3 acre. But now I live on a postage stamp sized lot in Irvine with my 2 car garage (home's much bigger though now).
