    Lambert Ranch: PS

Not sure if Funkie is at all familiar with LR. The old Lambert family home in the center of the community is a non-issue. It's not visible and you have to drive up a private driveway if you want to see it. He "thinks" the residents are paying for MR in other ways. What other ways? The New...

    pool and landscaping costs

Most architects will meet with you, you can bounce ideas off them or they can give you ideas what you can do with the space, and give you a very rough estimate at how much you'd be looking to spend before you agree to hire them and have them draw up detailed plans. Again, I'm a big fan of going...

    pool and landscaping costs

Assuming you're also landscaping front, and assuming you do it properly with a landscape architect (which I highly highly highly recommend) you're looking at 150K, at least. We planned for 120K and it went above 150K. As a general rule, plan for about 10% of the cost of the home as your...

    Retail Openings and Closures

Anyone know when Luna Grill at the Marketplace is going to open? Is it open already?

Why are there so many stoplights on sand canyon?

I don't mind Portola so much because (1) long-term plans which I don't think will ever occur are to have the two ends match up at some time in the future and (2) the high school is in the Portola area which makes it a reasonable name. I don't think they will ever connect the two ends of Portola...

Why are there so many stoplights on sand canyon?

Well, they renamed part of Trabuco Road (east of Sand Canyon) Great Park Blvd. So now Trabuco Road exists between Culver and Sand Canyon, disappears completely and suddenly becomes Great Park Blvd, and then reappears as the continuation of Irvine Blvd in Lake Forest. Ugh.

    Bell Tower Barber Shop

I actually like the smoky fingers guy in the first chair (although I think he's moved to another station in the past few weeks). He's the only one who knows how to do a proper fade with a shave on the sides. When I say shave I mean shave, not a zero blade. I hate the smell of cigarette smoke but...

Coral Crest - TNHC - Crystal Cove

Certainly the buyers aren't telling them... they sold out Phases 1 and 2 even before the model opening.

Why are there so many stoplights on sand canyon?

I regularly drive from Portola down to the 5 via Sand Canyon. I have yet to see any regularity in synching. I think it's more random luck.

Newer Irvine listings with crazy WTF asking prices from equity sellers

Standard cabinets are usually cheap but offered in at least a couple finishes, painted white vs brown. I personally don't have an affinity for white kitchens, but this is one situation where picking white would've been preferable.

Newer Irvine listings with crazy WTF asking prices from equity sellers

Completely in agreement here. With my most recent new home purchase (not so recent, 4 years ago actually), we got an interior designer relatively late (after everything was selected and we'd already moved in), but in the future, two things we'll do for sure with any new home purchase is to get...

Newer Irvine listings with crazy WTF asking prices from equity sellers

Completely agree, the lack of contrast is very unattractive. I suppose they were thinking "neutral", but neutral isn't always good, esp here. Also, love the description of "professional hardscape". WTF does that mean? From the limited outdoor photos, looks like a concrete pad. Wow! Such...

Coral Crest - TNHC - Crystal Cove

That was not Z Gallerie. I hate Z Gallerie and I did not hate that. Again, to each his own. It certainly wasn't as garish as Toll Brothers models.

Coral Crest - TNHC - Crystal Cove

Decor is so subjective. That said, I can appreciate how decor can detract from an otherwise nice house. Example: The decor of most Toll Brothers homes makes me have to make an effort to look at the house in spite of the garishness of the decor. Personally, I liked the decor of these homes. The...

Why are there so many stoplights on sand canyon?

Yeah, that's just weird there. merge the lanes into one, then have to make a hard left in oder to get on the 5 south turn lanes.

Coral Crest - TNHC - Crystal Cove

I've been accused (and I use the word accused purposely since there was clearly a negative connotation to it) of working for being a shill for TNHC. I just happen to be a very satisfied customer. Yes, people are nasty on here behind their cloak of anonymity. All of the homes were impressive in...

Why are there so many stoplights on sand canyon?

When they were re-doing the I-5/Sand Canyon interchange, I complained to the city about the horrible traffic flow on Sand Canyon. I was assured that the lights would be synchronized from the 405 to Portola once the construction was finished. Traffic lights continue to be horrible. I wrote the...

No ocean views? The Pacific looked quite incredible from the Coral Crest models.

Coral Crest - TNHC - Crystal Cove

Here are the current releases for Coral Canyon and Coral Crest from last night. These homes were quite spectacular. Big homes, great floor plans. Plan 2 of Coral Crest had perhaps the most impressive foyer of any model home I have visited. Overall, that was my favorite of the bunch.
