Great decision.

Sculpin is great beer but available on draft everywhere.  I'll be impressed if they get Alpine or Russian River on tap.

La Sirena is good, but I prefer my Mexican more greasy and hole in the wall.  El Toro Carniceria can't be beat and as an added bonus you can get a big ass order in for catering for cheap.

Dude, Javier's is worse than Cucina.  I think the food sucks there.  Same with Gabby's in the circle.  Just horribly overpriced Mexican food in a hipster environment to justify their $14 Mojito.

I don't think it has to do with timing.  There's just a lot of inventory on both the gated and ungated side and it's overpriced.  Price homes correctly and they would sell out every weekend.  Simple supply and demand.  But TIC and the other builders wanna maximize their investment until the...

They're all meh.  Reliable, good not great...pretty much all are CPKish but for BBQ. If I had to rank FD>WR>Lucille, but all are grouped together.  Go to the one that's closest and has discounted gift cards at Costco.

I hate that floor plan.  There's only so much you can do with that floor plan, even with a reno.  2.5 bathrooms, laundry in garage, that nook next to the kitchen, the separated kitchen (and that wall next to the living room looks load bearing). All in all, this house is the sucks.  JMHO.  :)

Ummm...what?  Have you looked at the leaked floor plans for Hidden Canyon?  The big homes at HC are huge, one with double staircases at the foyer with vaulted ceilings, and the big ones offer 4 garages and that's 4 garages wide, not tandem.  Some of the lots are huge.  Don't know about views...

I'm gonna respectfully disagree.  Cucina is all right.  It's a casual sit down place with average food.  I think the Artist's District in Santa Ana blows away all local areas for food, drinks and vibe...but it's in Santa Ana.

This is the only reason period.  It's just a fact of life now with budget cuts that public schools need to fill classrooms.  Instead of spreading out kids in the same grade for a better student/teacher ratio, they have to combine grades.  It's not an ideal situation but today's reality. That...

Find out who the sub is that's installing your cabinets and call them directly.  Ask them for a quote for what you wanna do after COE.

This is my thought too.  But, sadly not the norm.  Amelia at the Groves has one of the worst lot sizes based in price and sq footage of the home.  I believe most of Amelia's lots are ~6400 sq ft with houses 4000+ sq ft and ~$2MM. 

Reading the Sagewood thread got me thinking of lot size.  I know you can find a large lot on resales, I'm not referring to resales.  What I'm curious about is what size lot do you consider big for new construction in Irvine based on sq footage of the house and what kind of backyard setback would...
