Summer is almost here, time to replace the grill...

I dunno, man.  I say buy a Weber Genesis and be done with it, instead of buying a new grill every couple of years.  Better burners, even (well evenish) heat and all around better build quality.  If you do decide to get a nice built-in one day, give the Weber to a relative or friend.  My 2 cents...

Orchard Hills - Capella by Taylor Morrison

Yeah, the motorcourt is polarizing for sure.  I would take La Vita over Capella all day long if it wasn't for the motorcourt.

Orchard Hills - Capella by Taylor Morrison

If Capella is now starting at $1.4M the delta between Capella and La Vita plan 1 non-view is probably less than $100k.  That being said, La Vita plan 1 is the most generic of the 4 floor plans and plan 1 lots aren't that much bigger than Capella and you have to deal with the stupid motor court...

Sales at The Groves in Orchard Hills slowing down?

I'm scratching my head on why Amelia is selling well.  All interior lots with no views, all lots around 6400 sq ft, all homes well over $2M all in.  Trevi is another class of buyer, but if I was in the market for Trevi, I would wait for Hidden Canyon. NWP/NP vs OH is personal preference.  New...

US Appliance (for all appliance purchases)

Good to hear.  I think I'll use them when I'm ready to get new washer/dryer.

Los Olivos Marketplace: Whole Food coming to Irvine~

Agreed, meat quality is a step above, but man, is it pricey.  Also, awesome craft beer selection.  Yea, another place to get Pliny!

    What's your favorite Irvine restaurant?

Lol, I belong to both categories and both are equally bad. ;D

    What's your favorite Irvine restaurant?

Dude, both of those beers are mediocre.  It's like saying I stopped going to x restaurant cuz they switched from Coors to Miller. ;)

    What's your favorite Irvine restaurant?

Most of the dishes are good at Fukada.  The combo's are prices well and you'll leave full.  I usually get the pork cutlet.  The dishes come out very quick.  The problem with Fukada is the wait, which can be quite long on weekends.  We almost always arrive before opening and get 1st seating.

Los Olivos Marketplace: Whole Food coming to Irvine~

I'm gonna look at this as glass half full.  I'm just happy they're building one.  It's easy access from both the 405 and 5, so a straight shot down from most of Irvine.  We're lucky to have 2 WF in Tustin and now Irvine as well as the one in NB.

Eastwood Village (Planning Area 5B) coming 2017

I didn't even realize La Vita plan 1 didn't have 10 ft ceilings, but thinking about it now, the ceilings did feel low.  Tiny kitchens in Messina?  They don't seem tiny to me.  Do you mean tiny kitchen/great room combo cuz of the separated formal dining area?  Capella is what it is, the most...

Additional Cost and Options for New Home Purchase

I'm not sure your hypothesis is correct about Irvine folks being more affluent.  Newport Beach, CdM and Coto owners probably have higher incomes and net worth.  In general, higher priced homes will get more and higher priced options no matter the area. You don't have to get all the options. ...

Additional Cost and Options for New Home Purchase

To the OP: A more accurate question for your poll would be: How much did you spend for total upgrades on your house if your base price was <insert your base price here>.  Include structural upgrades to your base price. Possibly a new poll is needed.  It will more precisely give you the...

    New High School Boundaries

All the Irvine high schools are great.  It's a fallacy to just judge a HS based on API alone.  If your kid is smart and works hard, he/she will do well everywhere.  I hear from some parents that Uni has a toxic competitive environment, who knows maybe a student would do better at Irvine or...

Additional Cost and Options for New Home Purchase

You can order a car spec'ed out exactly how you want it.  I did that for my last 2 BMWs.  Took 4 months to get the car, but I was very specific in the interior/exterior color and options I wanted and there was no Beamer around that matched it.  Irvinecommuter is correct about the more expensive...

Additional Cost and Options for New Home Purchase

+1.  Plus we don't know what the base price of the house is.  There is a huge range from $1M to 1.9M.  Also we don't know if he included structural upgrades in his DC calculations.  Structural upgrades can run over $50k.  But, even at the middle number of $1.5M with a $50k structural upgrade...

Additional Cost and Options for New Home Purchase

You really can't come to any conclusion based on this thread because the spread of buyers is too broad.  If you asked 100 buyers of a $500k condo, over 95% would say less than $50k at the design center.  Ask 100 ppl of a $1.5M house and over 95% would say over $50k, prob well over.

Additional Cost and Options for New Home Purchase

That is a lot, no argument from me.  Probably an extreme example of upgrading through the design center.  But your 5% on a $1M house is the opposite extreme.  Most ppl are somewhere in the middle. But, you can't really say they got ripped off if you don't know what options that buyer picked. ...
