    Aquabliss I assume that your loan is a jumbo loan (or are you richer than I thought).  Cash Calls Jumbo mortgage rates are higher right?.  Did you try PS9's lady or Soylent Green?

Nicely decorated models.  Small backyard but because of the layout, the wall is not up against your face like Capella, nicely done.  Outdoor Kitchen was a nice feature and backyards were also well done.  Interior of Varenna is however much smaller than Capella and quite inferior...

    For the record, I didn't say that Capella Lots cost $800k.  I only said that according to property tax records for a Cappella House the value of the land is listed as $800K.  May be some one in land development can comment on the how the pre-developed land prices compare to the finished lots.

    Mmn!! I was trying to point out that you would get a better rate if it is a Jumbo Loan (i.e: you wouldn't put additional money but rater not put as much to keep the loan as Jumbo, you can always pay the Principal down right after closing)

    If the interest rate is lower and is being done at no-cost then it obviously makes sense, you just have to make sure you pay slightly more than your new payment

    Didn't Paris tell us that the Capella Models sold for 1.9M?  I would then think Strada models will sell atleast for 1.7 M and up.
