I've never done a HELOC before... is the paperwork and income verification at the same level as a refinance? Or is it more 'lax?

Closing Saturday as well on an SFH investment property for 2.875% 20yr conforming. No cost ($2800 lender credit). 2 weeks start to finish. Locked in before rates went up last week.

Was still able to get our house 3.5% below asking in 2nd half 2019. The good ol' days.  ::)

I swear by the Terro liquid stuff. It's not good as a preventative measure, and you have to endure seeing a line of ants around the trap for 24 hours, but after that they don't come back (at the same location).

Do you have family/kids to consider? Otherwise I would vote sell now and rent an apt, or better yet ask for leaseback or free rent! I think you'll find that buyers right now will bend to your will.

I'm also looking into refi a rental property. AFAIK, Owning doesn't do rental properties... am I wrong? Any other recommendations? I've heard LenderFi, Interactive Mortgage, Intelliloan thrown around here... remaining loan is only $250k @ 3.5% (30yr), so on the small side.

What you're giving up by going super private (ala Nextdoor) is proper liability or lack of insurance. It will be cheaper, but just something to keep in mind.

I'd say all comparable. All are with same model of Enphase microinverters. Solar Optimum and Altair are same panels (REC), while Infinity is LG (but not black-on-black color, which I kind of want. Black-on-black is $0.10/W more). Has anyone negotiated down solar price quotes? Wondering if...

I paid $1200 for a 2 car garage a little over a year ago. Unfortunately, the guy I used moved away from SoCal. I think when I was looking $1500 was average for a 2 car garage. I do echo that a 2-day job will probably have better lasting results than a 1-day job, but I'm no expert.
