    ICE or EV?

Wait, I thought with NEM 2 you’re basically getting the retail rate when you sell back to SCE. ie if SCE sells you a kWh off-peak at $0.35, if you generate an excess kWh with solar, SCE gives you $0.35 credit? (Ok, maybe there is like $0.02 in nonbypassable charges you don’t get credit for, but...

    ICE or EV?

With NEM, why does it matter how fast you charge as long as it’s during off-peak hours (8am-4pm)?

    ICE or EV?

Playing devil's advocate here, but even charging at 48A at home, you'll only get about 11.5kWh per hour. So you wouldn't be able to fully charge the Hummer from 0 to 100% overnight.

    What is reasonable here?

When do you think you/she will bring up lease renewal discussions? There's still a couple months until July and I think rents are trending down? (Wild guess) Also, how has she approached negotiations in the past (esp that last big increase 3300->3700)? Does she budge at all? Maybe she's...

    Retail Openings and Closures

I think the EMC is being replaced with NEP Cafe by Kei Concepts. Anyone try the NEP in Fountain Valley?

    EV/Plug-in/Other vehicles

Yeah, if you qualify for the tax credit this is the cheapest the MYLR/MYP has ever been. Even base price w/o tax credit, this is cheapest MYP has ever been. Crazy.

Solar Panel Batteries & Additional Panel Installation

Yup, inflation/supply chain/labor costs are what I'm guessing. I got quotes Q2 and Q4 2020 and they had already gone up slightly in those 6 months. Then some people I know who signed in the last 2 months is 10%+ higher than when I signed in Q4 2020. Also, most installers are using Enphase IQ8...

    EV/Plug-in/Other vehicles

2.5mi/kWh is very low, which actually is a good thing in this case because you end up getting more kWh. RWD M3 you can get close to 4mi/kWh if you don't drive like a maniac.

Another short visit to Vegas (Hilton Resort World)

Did it seem crowded/busy at RW? Anyone know business/reputation-wise how they are doing?

    Taco Tuesday

For bougie/sit-down, Cha Cha's Latin Kitchen in Marketplace is half off tacos and tequila Tuesday. Makes 3 tacos $8 (+tax/tip) I think. Their margaritas are pretty legit too. Also they have live music Tuesday night. Only problem is they get busy fast on Tuesday. After 5:30pm there is likely a wait.

    EV/Plug-in/Other vehicles

So the free supercharging miles was based on 4000kWh? And it won't differentiate between on-peak and off-peak charging? That's pretty nice if that's the case.

Solar Panel Batteries & Additional Panel Installation

I believe the Emporia EV charger does this, but you need to having the Emporia energy monitor installed as well (so it knows how much you solar is pulling in).

Solar Panel Batteries & Additional Panel Installation

I think that makes sense then. North facing panels are very inefficient vs south facing.

    Automobile window tinting

If you want heat rejection, make sure you get ceramic (as opposed to if you're just concerned about privacy/looks). Rods Tint Shop in Santa Ana does good work. Top of line is Llumar IRX.

    Home water monitor

I have the gen 1 and like it. If you're a data nerd you'll like it. It's interesting to see how much water sprinkler systems use, or you can yell at your wife/kids how much water they're using for showers. Was also interesting to see just how little water dishwashers use (although they use...

Newer Irvine listings with crazy WTF asking prices from equity sellers

I agree as well. There are some nice aspects of having a motorcourt. I also like the ability to have my garage open (maybe not the best habit) and not having anyone driving by being able to see into my garage or what I'm doing in the garage.

    Housing Analysis

I haven't been following all the threads here, but I just heard from a friend that a new development (Belmont in Cypress) is going a "best offer" route... for a new development! Have you guys heard of this? This is news to me.

    Water softener installers

Mind elaborating what was a pain about your install? I've had 2 vendors come out (including Diamond Pure) and they couldn't identify a suitable drain location (without tapping into walls to look for a drain pipe). Well, Diamond Pure gave option to route drain to a clean out port on the garage...
