There will be a brand new elementary school opening this year and new high school which scheduled to open next year, plus the retail center being built now.  I'll bet on Portola Springs from the appreciation perspective.  Woodbury East on the other hand will always be a less favorite step child...

I second to that.  When I was driving around the neighborhood near the 99 ranch between Jeffery and Walnut I was always wondering that someone can make a lot of $$ by rebuilding that community...  and what is up with the mobile home community?? how does it get approved in the Irvine master...

To your point have we heard any leak/explode ever since the landfill by beecanyon activated?  My point earlier is the likelihood on this event happening and the general consensus of how close you are to to jail will affect the resale value on your nbd. 

when was the last time you heard of lanfill site leaking or explode? and when was the last time you heard an inmate escape from jail?  :-\ I would think that an inmate escaping from jail or visitor decided to do something fun would be the nbd closest to jail...  and which nbd is closest to...

You are right about what's being worst - but we are talking about probability of the event actually occurs.  What's the probability of a lanfill leak/explode(?) v.s. the probability of a friend of inmate deciding it's a good idea to take some souvenir along in the neighborhood after the visit? ...
