I believe they are different... the property tax is similar but the Mello roos is very different depending where and which community you live.  The Mello roos is lowered for HC if you compare similar price homes.  I believe  for HC it is fixed amount rather than a percentage.

Another reason why HC is better is the property tax. the property tax for HC is 1.008 % plus a fixed mello roos (approx 5700 a year). so if buy a mid 2 mil dollar house the property tax is around 1.2% (and even lower if we are talking about 3 mil dollar house) that is much lower in OH

are anybody using the toll brother mortgage company or their own? are there any advantages of going thru Toll Brothers lender to finance their home ? also when the soonest you can lock in the rate either with Tolls or your own lender?? your opinion appreciated

Where is your lot? the lot we are interested is located on the periphery of the community and back against a hill and the nature preserve  (on the side of 133 hwy) ... part of the backyard is labeled as a fuel modification zone.  I wonder whether it would a problem getting home insurance and...

I am thinking buying a house at hidden canyon and getting pre-qualified , etc I am wondering if anyone know if it will be difficult to get house insurance since it is next to nature perserve area and possible potential fire hazard Any feedback would be helpful thanks
