    La Vita at Orchard Hills

Looks like there will be a phase release next Wednesday. This will be phase 9. Only the model build-out will be left to be sold after this phase. Any clue on what the prices will be for these homes? They are selling them as view-oriented lots, so there will surely be a premium. The plan 4 for...

Orchard Hills - Google Maps Updated

Shady Canyon does not have any kind of obstruction for pedestrians leading to the trail running through the community. Pedestrians, residents and non-residents alike, are free to roam through the community as they please. I have walked through Shady Canyon several times from the Quail Hill...

Orchard Hills - Google Maps Updated

Yes you are able to walk in. Most newer gated communities in Irvine are like this, even the ritzy Shady Canyon. It would be more of an anomaly if the community wasn't open to pedestrians.

    Orchard Hills North

Noticed this new "Experience The Groves" feature on the OH section of the Villages of Irvine website:https://www.villagesofirvine.com/villages-neighborhoods/orchard-hills/?extended-experience=true It looks like they're giving us a little something to chew on about the northern portion of The...

    La Vita at Orchard Hills

You're definitely not in the minority. The plan 4 is probably one of the most popular houses in OH right now. It has an insanely long waiting list, and the homes are always sold out immediately during their phase releases. The person at the sales office told me that a plan 4 with a view had...

    Orchard Hills North

I don't know, but I drove by La Vita this weekend, and it still looked as busy as it was at the grand opening. There was no phase release, as far as I know. It doesn't look like the other tracts are selling as quickly though.

    Body Found At Orchard Hills

Really unfortunate situation. My guess is that it might be one of the workers working on the new homes. Happened at Turtle Ridge, too, when it was first being developed about 10 years ago.

    Trevi @ Orchard Hills

To be completely fair, I would sacrifice lot size for a good view as well,  but the views are essentially blocked by the school buildings below on half of the lots offering the "view" (the view lots on the right half). I checked YEARS ago (it was technically trespassing, but shh don't tell), and...

    Trevi @ Orchard Hills

The lots on the newer side of Trevi definitely look a lot smaller; probably around 8,000 square feet on average. Doesn't sound small, but when the house sitting on it is 6000 square feet, I would expect a lot more.

Best Selling Community in Orchard Hills?

Looks like La Vita is doing very well. Phase 7 (the motorcourt at the far left) was released yesterday, and is already sold out. These lots were sold with a large price increase because of the select view lots and larger lot sizes. Also, seven phases in, there is no standing inventory, and no...

Orchard Hills - Strada by Irvine Pacific

Plantation shutters are great for bedroom windows because they completely block out the light. I would avoid using them for sliding doors or any bifold door system because they tend to look very bulky (curtains or any hunter douglas automatic shutters work well with these door systems)...

    Hidden Canyon in Irvine

That tends to only happen at Uni, by the way (trust me, my three kids all attended). The teachers aren't oblivious to the fact that their students live in the wealthiest parts of Irvine.

    Hidden Canyon in Irvine

I ran into an IUSD board member at one of the OH model homes, and she said she was shocked at how angry the Laguna Altura residents were at the thought of rezoning. She said that the new high school will be the most state-of-the-art facility in the district. I definitely agree with the previous...

    Hidden Canyon or Orchard Hills?

Honestly, I was not very impressed with the views at HC. It's appropriate that it's called "Hidden" Canyon, because the best part of the view is "Hidden" by a hill. Lol. And the views themselves aren't guaranteed; a good portion of the lots are not view oriented. Now if we're talking about the...

    Hidden Canyon in Irvine

The bedrooms sizes in both Capri and Marbella were, in my opinion, INCREDIBLY disappointing. The only closet that I was actually impressed with was the huge second master closet in Marbella plan 2, and that was just a converted bedroom and bathroom.

    Hidden Canyon in Irvine

Went to the grand opening today. The homes we overall pretty impressive, mostly because of the upgrades and the landscaping (did you see the glass jacuzzi???) My favorite in the entire community would have to be Capri plan 2. But I would have to agree with Goriot, the homes in the Marbella...

    La Vita at Orchard Hills

My guess is that the plan 4 with the smaller lot will go for $2.3M and plan 4 with the larger lot will go for $2.5M, maybe even $2.6M (it's one of the largest lots in the tract). The plan 4s in phase 6 went for almost $2 million, and those lots were smaller and did not have city light views.

    Hidden Canyon in Irvine

Do you know which streets they'll be building on for the first phases?

I really don't see the motor court as a minus. The houses are privately set off the street and it really sets a nice tone to the homes. The way the motor courts are oriented (or at least how it's modeled) makes it more of an oversized, elevated, brick-paved cul-de-sac that no one can park on--I...
