Orchard Hills - Messina by TRI Pointe Homes

Beyond the underwhelming backyard setback on most of the lots (except for the huge lots that were sold in the earlier phases), the outdoor spaces at Messina are actually pretty impressive. The optional outdoor kitchen that's offered with the plan 2 is one of my favorite structural options in OH...

Proposed cemetery near Great Park and the new Irvine 5th high school

I'm not personally affected by the Veterans cemetery (I don't live at PP or BP), but I would say that having the cemetery close to a commercial area is a better situation than having it adjacent to a residential area. Plus, the 5-405 interchange completely isolates the two from each other.

Proposed cemetery near Great Park and the new Irvine 5th high school

It's only a proposal right now, but there are talks of moving the cemetery closer to where the 5 meets the 405 as a result of a land swap deal with FivePoint. Supposedly the group fighting for the cemetery likes the newly proposed site better than the currently proposed site on Irvine Blvd, so...

    Orchard Hills Neighborhood 3

1.5 acres seems like a pretty small park to me... especially in comparison to the Resort in neighborhood 1, which is a little over 6 acres.

Los Olivos Marketplace: Whole Food coming to Irvine~

I've been saying this for the past months. Whole Foods needs to come to the Orchard Hills shopping center, where Pavilions and Haggen used to be. In regards to the Los Olivos shopping center: the design seems off, but I can't put my finger on why it felt that way. Architecturally speaking, it's...

Chemical Plant next to 85C Diamond Jamboree

I'm pretty sure the "smoke" is just water vapor. It's coming from the medical/pharmaceutical device manufacturing facility that's right behind Diamond Jamboree. The facility is owned/run by B. Braun Medical, and it's been there for years (even before Diamond Jamboree was built). As far back as I...

    Orchard Hills VS Hidden Canyon?

Totally agree. If home-buying must-haves fell into only three categories like ocdad put it, this conversation would be over. There are countless other criteria to consider (some where OH wins, some where HC wins, and some where they tie).

    Orchard Hills VS Hidden Canyon?

"Once in a lifetime life-changing experience"?? HAH. Again, the power of marketing is strong. Toll Bros is milking the "Uni cow" at HC to make it seem like it's some kind of psuedo-Harvard public school. I speak from experience when I say that Uni is no better than any other school in IUSD or...

    Orchard Hills VS Hidden Canyon?

Setting. The setting is praise-worthy. What premium does HC offer other than location? Even the location of HC is questionable, as the community is... quite literally on a freeway offramp. And I wouldn't even call it a "coastal community" as TIC, Toll Bros, and people here have been referring it...

    Hidden Canyon in Irvine

Unique? I don't know if I would describe the product at HC unique... a lot of Toll-Brothers-esque elements have been reused and recycled in the floorplans. I think what really makes the product stand out from the crowd are finishes and landscaping in the model homes. In regards to the newest...

I would prefer to call it a hypothesis based on the photos provided.

    KU KLUX KLAN - scary

Can't really blame "both sides" when one side is the KKK. The other side is obviously going to get angry at their message.

Anyone ever bought Refrigerator and Washer/Dryer through the builder

We bought a 48" Sub-zero refrigerator with an interior water dispenser from the builder (Brookfield). The price they offered was actually less than MSRP, which wasn't true for the comparable Viking model. You really should care if it's flush. Makes the kitchen look so much more high end.

    Eastwood@Night

Didn't go to the grand opening, and haven't gone to see the models yet. But I had a feeling that Eastwood was going to be very nice community just from looking at the location. It seems to be in the sweet-spot of not being ridiculously close to the landfill (like parts of Portola Springs and...

What's coming in orchard hills shopping center?

I would love a Sprouts in the shopping center, but the unit is way too big for it (almost 50,000 sqft). Most Sprouts are a lot smaller. Maybe TIC should consider splitting the unit in two to accommodate a larger pool of potential tenants. Beyond that though, I think Bristol Farms, Trader Joes...

    Retail Openings and Closures

Having a donut place close to your house is an issue for you, but having a Taco Bell equally as close isn't? ???

These finishes are signature NWHM. I doubt any buyer was in before design decisions were made.

The casitas aren't pre-plotted. The white rectangular structures simply indicate which lots are sizable enough to accommodate the casita option.

Orchard Hills - Messina by TRI Pointe Homes

Nope, we just list "Irvine" in our mailing address. Though Orchard Hills, CA does have a nice ring to it... Anyone willing to run for mayor?

    La Vita at Orchard Hills

You could also say that the $/sqft is going to have an impact on the $/sqft of the entire communty. After all the construction is over and the model homes are closed, all houses are equally comparable.
