Current new homes listed on the MLS

I have to wonder how accurate these MLS listings for new homes are. I know for a fact that one of these homes listed as being available did in fact close over 3 weeks ago, as I have actually met the owner of that house going in and out (not mine, BTW)

Irvine demographic & impact on kids

Honestly, if the OP is so bothered by the demographics in new Irvine or other Orange County developments, the only suggestion I can make is to 1) buy in an older neighborhood. Areas like Villa Park, North Tustin, Anaheim Hills, Orange Hills, Old Towne Orange, Orange Park Acres, and Yorba Linda...

TOLL BROTHERS BUILDING IN ORCHARD HILLS - EXCAVATION OF LAND GOING ON NOW !!!!

There's nothing wrong with double staircases per se in my opinion, but they have to fit with the rest of the house. Entries like that belong in real mansions/estates with extensive grounds. otherwise, it just looks like its trying too hard. 5000 sq ft house crammed next to its neighbor (even on...

TOLL BROTHERS BUILDING IN ORCHARD HILLS - EXCAVATION OF LAND GOING ON NOW !!!!

So obvious...don't they even try to mask it anymore? ALL CAPS MUST MEAN THE PRODUCT IS EVEN BETTER Anyway, I hope Toll Brothers has the taste to leave out those tacky double staircases in their entry foyers. Hate those--they look so pretentious and out of scale when shoe horned into a 5000 sq...

Hot Home For Sale of The Week

I wonder if there is some soil/settling issue as an explanation? That particular unit had its outside patio block wall completely torn down and rebuilt from scratch. Construction was on going for what seemed like a good part of a year. Anyway, anyone who is considering this property should make...

    Belvedere at Eastwood

yes, the disclosure at OH is that Mello Roos can increase 2% every year. I called the tustin tax assessor and asked what's the difference between "can" and "will" and they said to basically assume  that it will go up by the maximum 2% per year, although it may not always be the case. (since when...

Newer Irvine listings with crazy WTF asking prices from equity sellers

Haha, $1.25 M is a seriously WTF asking price! Also, I have noticed that there are a lot of inflated sq footages being listed for stonetree plan 3. The true sq footage is 2268, not 2429 as I've noticed a bunch of realtors have been posting for the stonetree plan 3s. I should know, I used to...

    Orchard Hills VS Hidden Canyon?

After interviewing many high school seniors from the various Irvine high schools (and Beckman) for college admissions, I can say that I wouldn't want Uni for my own kids, but I think everyone has a different take on that issue, which has been discussed many times on the education boards on TI.

    Kumon & other tutorial services

That's what I don't understand. Aren't a lot of these parents moving here for the express purpose of giving their kids an  "American style education" and to get away from that  horrible pressure? But then end up importing those same practices here anyway...Hence, no Uni, and no IUSD for me.

    Orchard Hills VS Hidden Canyon?

Driving on 5-north THROUGH  Irvine coming from a southern approach  is a nightmare in the AM. If you're headed North in the morning, its better to be on the leading northern edge of Irvine. These days, I like to avoid driving into and through Irvine traffic as much as possible.

    Orchard Hills VS Hidden Canyon?

Proximity to the 405 is only a plus if that's the freeway you need to use. Some people need closer access to the 5.  I had the choice to move to south Irvine and Uni district, but chose north, because that's what works for my personal life circumstances, and also I DID NOT want to put my kids in...

    Feng shui

we ruled out certain floor plans in OH (Amelia and Trevi come to mind) due to front door opening to direct line with folding accordion doors in the great room. Not that I believe in it. But my husband on the other hand...even though he's an ABC, I still couldn't convince him otherwise. Other...

Hot Home For Sale of The Week

Are those kinds of modifications even legal in Irvine? (4 separate kitchenettes, one for each bedroom????) whew, I would hate to be the neighbor to this house. Just the street crowding from the extra cars alone....

    Your $.02 on North Park

The part of OH with zero lot lines is the Irvine school side. The Tustin school side is all SFR with no zero lot lines. Those particular Tustin schools are just as good as the Irvine schools. Anyway, if the OP is considering Northpark, they clearly don't care that much about being IUSD versus...

How easy is it to transfer within TUSD?

I just called TUSD. They told me that transfer availability is on a year to year basis, and no guarantees. Transfer availability is determined after giving kids zoned to that school first dibs.  This year he said that Pioneer is closed to transfers. He didn't know about Beckman. To the OP, if...

How easy is it to transfer within TUSD?

I doubt Tustin legacy could sell very well at the prices they're asking if the developers couldn't claim that buyers can transfer their kids to Beckman high and Tustin Ranch schools with no hassle.  But buyer beware, there's no guarantees, and developers will say whatever it takes to make a...

How easy is it to transfer within TUSD?

probably what would happen is once the school gets too full, then the transfers will no longer be allowed. I can't imaging they would let kids zoned to Tustin High to have priority for transfer if that means kids zoned to Beckman don't have room to attend their home school.  For example, IUSD...

Anyone glad to move out of Irvine for their kids???

no, the point is for HW assignments to spur thinking, not regurgitation. I'm not expecting that the average kid will want to spend their free time "thinking" though some might if given a chance to pursue a hobby or other passion.  Free time should be for developing other aspects of one's...
