    Yes, the truly special properties may snag one of the few buyers who can and are willing to spend the $$$$.But those unicorns don't represent the general market.  I don't think there's enough buyers to absorb all the rest of the regular inventory that is sitting and sitting at >$2 million.

    Yah, I agree, I think Capella is definitely a better product. You could argue views for Varenna, but only a very few of the lots will actually have views. The downstairs on Capella is much much better.  Strade is more similarly sized to Varenna and I think also better designed on the first floor.

    America has been an affluent country for a long time. We ARE kind of soft. People don't know how to "eat bitterness" here. Also, if we think that 80 degrees outside is a pleasant day, then I don't see why its a shocker to have your interior thermostat set to 80 and open the windows.

    Ah yes, but this is exactly why so many asians who do not earn high incomes are able to pay cash for high priced houses.  By doing things like forgoing A/C unless its super hot, going minimal on interior decor, etc etc.

    I have been very satisfied so far with Taylor Morrison post close customer service. I think construction quality is poor compared to how expensive the houses are, but I think that's probably true for most if not all new tract homes.

    I checked out both 113 and 121 Sunset Cove. The pool at 113 is about 2-3 feet from the edge of the house!!! that would be a deal breaker in my opinion. they've filled every inch of the yard with pool and built in seating/hardscape. too bad about the yard;  there are some high end upgrades there...
