    114 sabiosa pavilion park

in my neighborhood, the builder actually skipped from 2 to 6 in the street numbering. But strangely enough, they did keep a 14, and skipped the number 13 on the other side of the street. Go figure...

Luxury condos near Irvine's Diamond Jamboree approved

Yeah, I avoid both if at all possible.

Beacon park or Eastwood as future rental

AirBnB (for less than 30 day stay) is against city ordinances unless you live in a business zone. Many HOAs, especially condos have CC&R's against this. You can face escalating fines.

How to deal with despicable real estate agency?

Actually, its not just PRC nationals. While on vacation in various Southern European cities,I saw (or smelled evidence of) plenty of instances of public urination. Same with laundry being hung out to dry on balconies, all over the place, southern France, Spain, Italy, Greece. Its common. We in...

Grout Seal for new home DIY vs with builders

super easy to do yourself. I would suggest getting large format tiles to minimize the amount of grout lines (looks more up to date anyway) You can do it after close of escrow and before moving in.

How to deal with despicable real estate agency?

So report them to the Real Estate licensing board. You probably need to get the names and license numbers of the individual agents though. Start taking photos documenting time and date of HOA infractions. I would also get screenshots of the websites advertising these units for proof. Just out...

How to deal with despicable real estate agency?

Have you reported this to the HOA? I would take that as a first step. Then also, City of Irvine has regulations against short term rentals, so I would report to the city.

seems to me that if the two men had beliefs that prevented them from sitting next to females they should pay for an extra ticket to prevent an "undesirable" from sitting next to them or pay to fly private jet or drive to their destination. That's ridiculous the woman was forced out of her...

Asians now are the largest group in Irvine

yes, therein lies the crux. Money talks. You make it sound like you didn't have a choice, whereas in fact, you did have a choice of buyer, and you decided to go with the one that would give you the highest price. R2D, if you had to do it over again, would you sell to the local Indian family...

    PS or cypress village

I think PS for better long term value. cypress village east is sandwiched between sand canyon and the 133, right next to the bus depot and otherwise chockablock with apartments. Isn't a good portion of the required affordable housing mandated by law in Irvine going into that area? Its shiny and...

How do you guys feel about sending your kids to an Asian majority public school?

I'm not quite sure what you mean by this. Do you mean, you're not sure how to handle being in a situation where you are a minority? E.g. if you are white (which I don't even know if you are), but find yourself in a situation where whites are not the majority?  So now you how know it feels to be...

    Trevi @ Orchard Hills

I bet this property was meant to be an investment flip from the get go-- several of the bathrooms don't even have mirrors on the walls (including the master bath), and also no window coverings whatsoever, so I assume that no one ever moved in. That yard is really depressing for such a large house.

Newer Irvine listings with crazy WTF asking prices from equity sellers

\\ They've been trying to sell that house since Oct 2015. It only took a close to 200K price drop from the real original asking price of 1.689M to 1.499M to get a buyer. I'm curious to see how much off 1.499M it finally closes for.

Varenna by Tri Pointe Homes at Orchard Hills

wow, that seems severely overpriced. 1.2M for 2500 sq ft with tiny lots and directly over the toll road??? If you have flexibility on your budget and can go just a bit higher you get a much better deal price per sq ft, and lot size/location wise in the main part of the Groves at Vicenza...

    pool and landscaping costs

    pool and landscaping costs

My guess is its going to be over 100K if you want a pool and a built in barbecue. I have been given construction cost estimates from my landscape architect of about 100K,  and that's not including anything super fancy-- upgrade paving material at driveway, entry, california room, outdoor...
