    Private K-8 schools near Irvine?

the fad nowadays is trying to bring everyone up to a minimum level of mediocrity, rather than diverting scarce public resources to the gifted.  :-\  There's a lot of kids in california that need remedial help to get up to that minimum. Irvine may not have a lot of those, but its public school...

New Listing - Sheridan Place Plan 2 in West Irvine (97 Ardmore)

yeah, "BS" is another term for alternative facts I guess.

    Private K-8 schools near Irvine?

Tustin school district has this. Separate GATE only classrooms at Tustin Memorial Academy. But its a district wide lottery to get a spot at the school, and they don't take interdistrict transfers for TMA. Its the no child left behind approach, and a budget issue probably for the public school...

New Listing - Sheridan Place Plan 2 in West Irvine (97 Ardmore)

You don't think outright lying and saying that there are other offers when there aren't is unethical? Saying your offer is too low is one thing...I accept that. But conjuring a nonexistent offer out of thin air?

    Private K-8 schools near Irvine?

There's a lot of range in terms of private school tuition. St. Margaret's seems to be on the high side. Fairmont is 17K at the grade school level. Red Hill Lutheran is less than 10K. I know some people who send their kids to private, who do it mostly for the smaller class sizes and more...

New Listing - Sheridan Place Plan 2 in West Irvine (97 Ardmore)

Do the buyer agents ever ask for proof? I mean, not you,  but it seems like it would be easy for a shady agent to claim multiple offer situation, or throw out a verbal "this is the highest offer we have, can you beat it" when in actuality, no such offer exists? I had a couple of friends who were...

    Avalon - Eastwood Village

Does it seem so many of the Avalons  are being bought by investors, barebones, no upgrades, just to rent out immediately? If I were a buyer looking to live there myself, I would not want to live in such a neighborhood.

    Avalon - Eastwood Village

I almost signed a contract on one of the plan 1s for my parents, but passed because at the last moment a better alternative came on the resale market (ground floor single story, no steps, no one above OR below, vaulted ceiling, attached 2 car wide garage, bus lines on the corner for elderly non...

Ellwood by Richmond American at Beacon Park

Odd, if you click on this link, it doesn't reveal the fact that this house actually sold Dec 7, 2016 for 1.025M, or 75K less than what they want for it now, 3 months later. 75 K gain in 3 months???? You've got to be kidding me. Looks unoccupied then and now.  I hate real estate specuvestors...

    Private K-8 schools near Irvine?

If you are willing to go as far as Pegasus, you could also consider Oakridge in Villa Park/Orange Park Acres, or Harbor Day in Newport, depending on which direction you want to drive and where in Irvine you are.

New Listing - Caserta Plan 3X in Cypress Village (70 Granite Path)

Yeah, and I would never buy a place close to Sand Canyon in Woodbury or Stonegate either due to proximity to traffic noise and Garbage truck rumbling. Its not a ding on Cypress Village in general, but properties so close to major arterial streets, as this particular Caserta 3x is.  I also would...

New Listing - Caserta Plan 3X in Cypress Village (70 Granite Path)

Its astounding, how much people are willing to pay for an attached 3BR condo with pollution and noise proximity to I-5 and garbage truck routes on Sand Canyon, not to mention the bus depot and affordable housing. I never would have believed it if you asked me a year or two ago. I guess there's...

Irvine School District too Competitive and Backfires?

I am on the alumni interview committee for an Ivy and the committee and admissions officers are  definitely aware of which high schools are stronger and where the A's are more meaningful. A high GPA from a well known and respected feeder school is going to carry more weight. Also, the committee...

You won't believe this Ultra Modern Home in Irvine!!

Hate it. In 20-30 years, this is going to be a "what were they thinking" house. There's older examples of these weird things in University Park. The only modernist houses that I've seen age well are the ones that are surrounded by nature.

    Karis versus Irvine Chinese School

Two years ago, ALD was $300 dollars a month versus $1200 for the entire YEAR for two kids. Have they vastly changed their pricing? same thing, summer camps at least a couple thousand more for same number of weeks.

Do you want TUSD Orchard Hills school to expand to K-8? Please read

I went to the OH school tour and asked the principal--according to her, they do not have any word on when this is happening.

    Karis versus Irvine Chinese School

I have experience at both A Little Dynasty and SCCCA. A Little Dynasty is good for little kids, lots of singing and playing games, learning spoken Chinese that way.  But when your kids are older, SCCCA is a more formal curriculum (for the Saturday and Sunday schools, not the after school) and at...

    Looking Back

La Vita is unique product due to large lot sizes and views (for some of the properties). Especially La Vita Plan 4. The non-view lots at La Vita don't sell as well or as fast, I believe, but perhaps the view lots at La Vita set a high bar pulling those non-unique lots up with them. There...

    Looking Back

Personally, when I choose my primary residence, I choose it based more on factors of where I want to live, what kind of environment, who my neighbors are going to be, etc etc, not based off of my perception of what my flip and profit potential are going to be in a few years. Do most people not...

slow down in all cash buyers from mainland China

USC, in your opinion, is there a bifurcated real estate market in Irvine right now? I feel like large SFRs, 1.5M+ price point seems pretty cold with lots and lots of inventory sitting for a long time. I'm pretty sure that if I tried to sell my primary home right now, I'd lose money (closed...
