Is 1800 sq ft too small for a 4br?

Wow! That's really funny that you say that because I had the same experience when I bought a Cal Pac home several years ago. They've been using the same preferred lender for many years and a lot of my old neighbors had similar encounters and went with their own lender.  With how awesome Cal...

Is 1800 sq ft too small for a 4br?

Congrats! I really like the feel of the loggia before the front door! I liked Talise and their sales staff but had a bad experience with their preferred lender.

    Elderberry should I a buy?

I've heard mixed reviews about KB Homes, as builder, but I really like that PS5A neighborhood that Elderberry is placed. All detached homes, spacious, nice views and park/pool right in the middle.  I have a friend who owns an Elderberry home and seems to really like it. Other options in that...

Is 1800 sq ft too small for a 4br?

"Too small" is all relative to you and your lifestyle needs. I think Talise' slow sales has been due to location because it's a replica of Trellis Court in CVE which sold very quickly. Look at some other homes in GP/Portola Springs that have a similar square footage but 3 bedrooms, for a...

    California Pacific optional floor pricing

I guess I'm the oddball out. We got all of our flooring done through the builder and had a good experience with Cal Pac's Design Studio but it really depends on the designer that you get.  My designer was awesome, she helped us find some great options that were within our budget.  She was super...

    Elderberry should I a buy?

I'm beginning to really like the PS5 neighborhoods because they're all detached condos & SFRs. It feels a big less dense than other TIC hoods.  It really depends on what you're looking for. They both have pros and cons.

Some quick observations as a buyer in Irvine

I also love the big backyard and 10' ceilings but felt that they could have added a 4th bedroom or loft for these, at the price point. IMHO.

    Barcelona at Irvine Spectrum

Agreed! These prices are astronomical! Maybe they feel that the proximity to work, shopping and dining is a premium.

Some quick observations as a buyer in Irvine

If you're looking for new builds, there are a few options in your price range but definitely not true SFRs.  As for attached/detached condos/townhomes, there is: - Montara @ PS5 - I actually like the plan 2 floorplan because the upstairs has a great layout for families and is detached.  For the...

New Listing - Tristania Plan 3 town home @ Cypress Village (125 Full Sun)

Hey Cares! "Board members" as in TalkIrvine.  ;)

    Few new listings coming soon...

I signed the same disclosures! I think that plan is still in the works but later down the line.  It would definitely alleviate some of the traffic at the on/off ramp but living in CVE is much easier than trying to fight our way up Sand Canyon. Haha.

New Listing - Tristania Plan 3 town home @ Cypress Village (125 Full Sun)

Pricing on point, as always, Martin! I'm sure this will sell fast! Good value for those upgrades on a Plan 3. Interested to see who's going to join me and some other board members in CVE!  8)

    Few new listings coming soon...

The current price isn't overpriced but they started that one at $900k and have slowly dropped it $10K every month since it was listed with absolutely no upgrades. Haha.  I live in CVE and interested in seeing Martin's Plan 3 because that's a good deal based on what they're currently selling...

    California Pacific Homes upgrade costs

I had an excellent buying experience with CalPac, including the design center.  It was our first new home purchase and CalPac set the bar pretty high.  We ended up doing all of our upgrades through the builder except recessed lighting is secondary bedrooms, window treatments and epoxy garage...
