    Retail Openings and Closures

Wow - I would have thought they'd have closed the Lowes at the District. I'm guessing this is one where they wanted one Lowes in the general area and had an easier out from the marketplace (vs. the Tustin Legacy).  Or a more financially attractive out.

    Housing Analysis

I'll add another fun/interesting fact. Dating back to the early 1920's, the S&P 500 has only had 6 years where its return was between 5-10%.

    Landscaping cost

I'm legitimately surprised builders don't offer up the ability for people to do landscaping. Say, have a few basic design ideas out there and allow the builder to do it. I'd legitimately consider it as that is probably the part about a new home that I would least like to deal with (so much...

    Housing Analysis

I think part of it depends on an individuals situation, but if you are an existing homeowner looking to move up, any benefits from "waiting" are even more muted since it is only the "differential" between your existing home and new home that is actually going to drive any benefit of market...

Haha...I knew someone would get me for throwing out very broad & rounded generalities.

    Housing Analysis

The most I could see is a $1.2M house being on the market for $1M (so 20% decline) and I on my scale of inexact probabilities, I'd probably put that on the low-end. I definitely could envision a scenario where that home is at $1.1M, which if you bought a house expecting 2-3% appreciation a year...

    Housing Analysis

My gut says maybe you get a 2 to 3 year roll back. You aren't going back to 2012 (at least I don't think so). I really would be surprised if we had anything like what happened in 08.  So many reasons that have been previously discussed which I won't get into, but I think in general, a...

What do your neighbors do for a living?

And that is a good rental...a lot of people seem to buy these appreciation rentals which aren't throwing off any cash flow and are more likely a near term cash-drain.

Newer Irvine listings with crazy WTF asking prices from equity sellers

I fully expect this to be a trend of the future in Irvine.  New builds are still very prevalent but in 5+ more years, when the new builds dry up more (right now a lot of major projects going on), I expect there will be a big push to buying older tracks with nice lots and good taxes.  Woodbridge...

Newer Irvine listings with crazy WTF asking prices from equity sellers

I presume when someone is flipping a home, they already have plans that they intend to use and are looking for specific lots and properties that will fit their needs. I got to say, this was a really impressive flip. Lot might be a little small but damn that home is nice.

Irvine man fatally shot while camping with his young daughters

Horrific. Very scary that evidently there have been other "shooting" victims in this same vicinity. Sounds like some form of serial shooter or something in the area.  Prayers to the family and I hope they catch the scumbag(s) involved.

    Bull run in housing over???

Agree with this completely; Anything that happens on the downside will likely be on the smaller scale. I certainly wouldn't be looking at 08 as an example of what is going to happen during the next downturn. All that said, everything is cyclical so obviously at some point their will be a...

    Barcelona at Los Olivos Village

Pricing isn't rational but that doesn't matter if people are willing to pay. My mistake was in trying to rationalize at some point (I've rarely been right the past two years as pricing has just jumped and jumped and jumped). To, IHO's long-stated point, if you find a property you like that you...

    Barcelona at Los Olivos Village

We had a 30 year run of declining interest rates. Who is to say that same trend emerges if we go through an opposite situation (an extended run of increasing interest rates).  Not saying that will be what happens but I wouldn't be surprised if you look over a 20 year window and see a pretty...

    Good Summer Camps

Any recommendations for good summer camps for kids? In particular, younger kids?

Newer Irvine listings with crazy WTF asking prices from equity sellers

Technically speaking both PP and BP were correct...albeit they did move the price point up when they launched BP (vs. PP).
