    Not only are construction costs over 4 times to build hi-rise psf (80 vs 450), hoa management comes at a premium too due to insurance and specialized building maintenance. To top it off, in Astoria's case which is in a master plan, a Master HOA must be paid in addition to the community HOA.

    It's a shelter for homeless families, one of the very few in the county, not the union rescue mission on skid row. It's well maintained and well managed. Knowledge of its existence wouldn't affect properties values accept for the fact that some people are paranoid and afraid of minorities.

    rkp, i don't think there's anything else you can do besides ask for no increase and failing that, asking for a free rug shampoo. IAC is a corporate entity with thousands of units, if they bend to one renter, FHA laws will probably make them offer the same concession to all other renters.
