Irvine home sales down 39% in June; median price down 15.4%

Non listed REOs, properties put on the mkt and then pulled off the listing service. Empty houses for whatever reason. Sellers who'd like to sell, but can't/won't face reality. Even past due mtg houses that lenders haven't had time to foreclose on yet. . . I have a client who'd...

IHB Trustee's Sale Auction Field Trip

But what happened at the auction? Sorry was on the first page of the thread & didn't see there was a 2nd page. Sounds just like the sales I have attended on behalf of the Bank years ago in Miami. Except now they have the sales inside. Once someone was going up in 100 dollar...

Sometimes you just have to say NO to more wallpaper...

I looked at a house like that when we were looking on Merritt Island in '95-96. However, they had wall papered the ceiling in the dining room too. As I recall, they had added on in such a way that there were no windows in the dining room either. The house we did find had obnoxious...

    California state is cutting down

Since you guys weren't talking about it (or I missed it) I read the following on Calculated Risk: The comptroller or somebody is refusing to obey the governator's orders. If everybody in the whole state was fired, there would still be a deficit. The deficit is largely due to...

Now even banks make subprime loans between themselves

It gets the toxic stuff off the books, I guess. On the other hand, it sorta marks it to market. Gotta think the stuff they didn't sell is incredibly bad.

50% Loss in Real Estate (or more)

Ok, forgetting location, this is the first house posted that I would be willing to buy. Not that it's my favorite or anything, just the first price that doesn't want me want to throw up price wise, on a house that is non-horrible looking.

Irvine home sales down 39% in June; median price down 15.4%

Those big volume drops and smallish price drops happened last fall in Miami, as Sellers refused to believe what was happening. So it seems you are maybe 6-9 months behind us, and we are now down 30%. A Miami condo blog calculated what IR likes to call equity burn and it was about...

    Foreclosure and distressed property topics

Really, this decision is not so bad. It will give the lender a chance to find the note. It will encourage work outs. The lenders are mostly sitting on the inventory, not selling it anyway. This goes on long enough and you guys won't get a chance to buy because well capitalized...

Irvine Housing Prices Down Double Digits YOY

Are the title agencies going broke? Surely they can't survive on so few closings. I'd beware where I was putting money in escrow, here or there.

How was this financed? Will it be back on market soon? (Stadium Lofts)

So, are we looking at fraud here? Are there still 10 year interest onlies? Maybe the parents are giving them 30% to put down?

It's Friday - Has your bank failed today?

McCain's son allegedly just resigned from Silver Something Bank. Didn't Profette say something bad about this bank? So maybe the son is getting out before the old man is embarrassed. Supposedly he hasn't be involved long enuf to be guilty of anything.

It's Friday - Has your bank failed today?

WaMu won't be next, they have to ramp up to do WaMu. I think I read they have enough cash to last a while. Meanwhile over at CR, somebody totalled up the unguaranteed amounts and it was fairly stupendous. Anything more than a small business would be hard put to keep the amts under...

Irvine Housing Prices Down Double Digits YOY

Wasn't there a recent thread that asked why Irvine was down so little? What gives?

These people can just barely make the mtg payments if they are really frugal. Most likely you are underestimating the monthly payment. Well, I guess a year ago, they could have bought only with creative financing. Nobody is making loans like that here in florida.

    Headlines...

The 700 page housing bill passed. Spirited discussion on CR. It includes a tax break for Chrysler!! And something to do with canadian rail cars.!! And probably my kitchen sink. This is a new low for Congress My opinion of congress might just sink below my opinion of Bush...

It's Friday - Has your bank failed today?

Of course I agree Bitserv. The way I see it there are 2 choices: 1. The FDIC fails. Results too terrible to comtemplate. 2. The FDIC is stuffed with money. Inflation on a scale not seen since the 70s and 80s ensues. A kinder, gentler default. This is dreadful, but not as...

It's Friday - Has your bank failed today?

WaMu has 45,000 employees. How could a temp have the chutzpah to walk into a bank and say, ok I am closing you now? We are not talking about answering the phone and taking messages here.

I would say that the soda map is more useless than any other useless fact on this thread. Congrats!!
