    I second the zero smell comments, I recently just moved to Padova in the Groves. My friends bought in Genoa and they seem to enjoy it.  Even Shea's build quality has gone down significantly, I'm finding all sorts of issues with my build.

    Far from exceptional, although the design center has been very pleasant, really enjoyed working with Lucy.  This is my 2nd Shea new construction, first was in Brea (Blackstone) and that was an exceptional customer service experience.

    Yeah that plan 4 to me is leaps and bounds nicer than the model. I think the final selling price of the model will be sub $2M, once they factor in some design credits, but who knows the reps told me there was a lot of interest on the models.

    Flooring through Shea is insanely expensive... Provenza Pompeii Oak floors (downstairs/upstairs) + top tier carpet on stairs + medium tier files for bathrooms was around $60K+ Do any of you have an idea on how much it'd cost going through a contractor?  An estimate price per sqft.

    I was able to get $125K with a base price of $1.475M.  I believe they've since cut back on the incentives offered. now it's at $75K-$100K and increased the base price of their home by $10K-$20K.
