    I recently closed jumbo refi with USbank at 2.875 7-year ARM. I know it is a bit high but my rate lock was when the rates were not rock bottom and I have some other conditions in the loan.

    There needs to be a 'postage collect' service to get these shady businesses straight. Everytime they charge your card for such frivolous subscription, you ship them 20 lbs of dirt postage collect with a request to cancel the sub and issue credit.

    I am not in the industry but I'd imagine that lending club pretty much copied the mortgage model for personal loans. Say you are an investor and has $25 to lend. Your arrangement with Lending club is that they will deduct 1% of each pmt as their fees. You don't mind because you lend $25 today...

    w2 Joe with backend DTI with 20% and w2 Joe with backend DTI of 50% does not cause processor any more or less effort on the file. Lender should charge both Joes the same cost. Jane, even though has 20% DTI on backend, requires much more effort becase of w2, rental income, business income etc...

    W2 is not the right analogy. I am not out there offering comparable product/service to mass at certain markup over my costs. If I ran a business, say landscaping service, I bet you that is how I'd setup my business. My costs+My markup = your cost. Besides, I share my w2 all the times to a lender...
