Newer Irvine listings with crazy WTF asking prices from equity sellers

In late 2020, I made a low ball offer of 1.39 M on Solano (3000+ sqt) at EW that was selling at 1.475M - I thought sales being slow at that time for Solano, i could steal a deal. And today, the same is worth 2+ million.

No one expected this crazy price rise....i have backed out of new EW SFRs when they were at 1.05 Million thinking they would be too expensive for us to manage , only to realize the same ones are 1.6 Million now. Even the ones that I considered in late 2020, early 2021 are up to crazy in price. I...

    Irvine Blvd/Merit: New Construction?

It appears to be a lot of dense housing development in north irvine and Great Park. It is amazing to see the number of houses lining the stretch of Irvine blvd from Sand Canyon to Alton Pkwy in the last 4-5 years.

From what I sensed, this was a rental. So, pretty sure an overseas FCB put all his excess black money into these upgrades!

Took a peek at the open house. Upgrades look nice, although  I am not a fan of the tiles throughout in the bathrooms. Seems like an overkill for the small-sized unit. Quite a few visitors.

It's a hot home on Redfin. Looking at the pics it looks like someone spend their black money (possibly from overseas) to do the upgrades. I am planning to go see in person during Open house as the unit across from my place.

Quite possible. I am also a bit wary of drilling the hole for the RO...the one at the last place went fine, hoping the same again

Thats a great price of 5K for the water softener + RO from the builder! I could have misunderstood but it was like over 9K something when we did appt with Design center for Fresco. I am planning to do it post close with diamond pure for about 3.5K. On a different note, it appears to me like IP...

The Landing Tustin Legacy (Brookfield Residential)

I like the modern architecture of these homes compared to the Mediterranean styles built by IP in Irvine.

Where the market is - Buyer Offers

And this was selling at 800K in 2017...so at 1.3M,  500K gain in less than 5 years!

    Fresco @ Eastwood Village

Very true. If you are flexible, you can get sooner than you think. I picked the one that was available when I was ready....if I waited for the specific lot, I would have had to pay 25-50K more in the later phase, and no guarantee I would get called. Also, visit the sales office often to show...

Doesn't have to be a FAANG executive ... the highly paid engineers have more than enough money to bid up the prices in Irvine. These prices in Irvine are possibly a lot cheaper compared to the homes in Bay Area and for the money they make at tech jobs.

Not sure whether Bianco Lavanto would work for a waterfall style of design for the island. You can look for it on the Arizona tile website. For a total of 24K flooring, the discount was 2700$ in my case. To get this discount, you have upgrade the flooring throughout the house from the standard...
