    If you get Wolf (which I think future phases will), consider yourself lucky. Current phase people at Fresco are getting LG signature for Range Top, mismatched with other appliances. Everything blamed on supply chain but not fair for buyers.

    I think it will not make so much of a difference. The tech folks buying in Irvine can easily weather such drops.They may have already amassed enough capital beyond their RSUs via diversification.

    I know different topic - We got an email that s student in my daughter's class in Eastwood elementary tested positive, but no further action besides check for symptoms if any. The school days since mask wearing was in effect, the risk is very low to others in class.

    I am sure a lot of us in the same boat with Fresco during its initial phases...we kept passing it up as  1.4M looked like an insane price for the ~2100 sqt plan 1 starter.

    Big Bank lenders ( WF,BAC) normally don't charge rate lock extensions especially for new constructions if it's 2-3 weeks delay based on my experience.

    Semi Rlease could be just a way for the builder to gauge the market - are buyers really willing to pay the increased price, should we dial back or continue to increase prices? And who knows - The 104 Parakeet Resale of new Fresco house may also prompted the builder to increase prices!

    Increasing interest rate seems to have no effect on IP when it comes to increasing prices. I think the buyers in Irvine are so financially well healed that if rates go upto 4% , there won't be much of a difference in demand.

    That's like having so much choice! Wish they had something like that here but not possible due HOA and all that.  Come to think of it, here in CA as I know - The land is the most expensive part(150% of the dwelling), so in some ways it makes sense to give the buyers some flexibility in what plan...

    Well that's really cool if one can pick the floor plan on the chosen lot in AZ! Like buyers can pick Residence 1 or Residence 2  on a lot versus like here where the builder already decided the plan and elevation that goes with a lot?

    And sold now in less than 10 days at just a little above list price. Congrats to the seller. Must have been an all-cash offer! Now this will encourage the next Helena seller to list at 1.3M I am guess and have it to fly to closing!

    Residence 2 looks nice. The floor plan shows loft at Level 2, but not sure if that's case. Even without loft, residence 2 at 1.5M seems Ike a good price in today's market.

    EW has only the  Master HoA at 125$ for all detached homes ( SFR, detached condos). The low HOA and low Mello roos, make EW attractive in a way.

    On the topic of landscaping , here is a new listing that doesn't have any landscaping in the backyard. The house has never been lived in as per description ( Rich investor who could afford to keep it vacant), so in today's market will fly into escrow with multiple offers (as Martin says  ;))...

    I haven't seen the models of Sierra but based on the posted floor plan, the plan 2  looks amazing considering  that it is able to fit in a loft and an ensuite in each of the upstairs bedrooms within 2359 sqt space! Atleast the loft feature in sub 2500 sqt home makes it so unique with the utility...
