    It's a hot home already on Redfin...so yeah 3M is not  out of the ball park now :D It has wood floors, Fancy Bidet... BTW, 109 Pumpkin in EW looks good as well. Nice size yard.

    I wonder Rates going up will make any difference  to this crazy price. When ppl in Irvine are able to bit up 200 -300K over asking price, the .5 to .75% increase in rates probably doesn't make much impact to Irvine buyers. Right now the all 3 properties on market in EW are 2 Million plus...

    Thank you! The only thing is I Do Not want to go through the court process. The LL seems trigger happy to go to court though...she drops court/attorney in each conversation I am asking her if I can pay her each month until she finds another tenant. For that she wants to talk to her attorney...

    LL is not interested in me finding a replacement tenant. She is bent upon suing me! Thank you all for your advice and suggestions. I will consult an attorney and figure out what my options are.

    In my case, for every email requesting for a negotiation- the LL simply says lets ask the court or speak to an attorney. Some people are like that...they thrive on such conflicts.

    The above is correct - The agent told me the LL will come up with anything to reject the potential tenants just to give a hard time. To my email saying I am going to vacate before lease expiry, her (LL) response was give me 2.5 months rent + lease fee and talk to an attorney before replying back.
