    Thanks! Yes, I see that construction has paused on the remaining Fresco lots. Looking at the low inventory in EW, one may think it makes sense for builders to release new homes. But macro economic conditions may be weighing in.

    Makes sense. I regret putting my Petaluma on the Market in July 2021...should have waited 2 more months until September to have a shot at atleast 100k more. Also, should have listed with Martin! Oh well, Hindsight is always 20/20!! Never thought 2-3 months could cause prices to swing so much in RE.

    How come Seller is selling within a year of purchase?  400K over the Aug 2021 closed price seems like a lot now, At the same time, 1.3M price for when it sold in Aug 2021 seems very low considering how hot the market was back then.

    I think IP probably stopped building in the remaining lots of Fresco in EW due to demand cooling down. Otherwise they had continuous trenching and foundation work.

    No Price declines in the newer neighborhoods of irvine. Saw an EW SFR come back to market but it was relisted at 50K higher than when it went initially went into escrow. I can see it's taking longer to sell, but no price reductions so far in EW.
