I like how you are pushing your envelope -- Woodbury :) and dropping off PS.

I feel that you probably missed out on opportunity of making 40% profit on your investment by not buying in PS/LR; so, you don't let go any opportunity to undermine PS/LR. But believe me if Landfill becomes an issue, it won't be only for PS/LR, it would be for WB/SG as well, as they are lower...
