When the market was slow and there were lot of options for buyers it was the builders' way of "marketing" so that agents would steer their buyers to new builds. In this market, it makes little sense but as an agent I'll take what I can get.
I'm surprised any builder is even co-op at all still and all have not moved to a bidding structure. It's not like there are other options for buyers...

$1.3M is a little ambitious for this unit. It's the smallest of Trellis Court neighborhood and doesn't have the 4th bedroom. I would be utterly shocked if it went that high. I think $1.2M is the top end for a desperate buyer.
Yes this is a 3BR detached home with a loft upstairs. This was "phase 1" of Trellis Court. The newer "phase 2" of Trellis Court converted the loft into a 4th bedroom as standard build.
The owners were from China and only spent a few months in a year there from my conversation with the agent. I don't know how much the HOA fines you but maybe $100 per month fine is cheaper than $10,000 landscaping? Who knows.

It's all down to the numbers so there are so many variables to give you a solid answer. Generally of course with GP having higher MR makes it a less attractive alternative for a rental property. There are better alternatives if you're looking for cash flow or equity appreciation.
Most buyers will not know the difference between Condo or SFR especially in a situation like this but it also doesn't really matter if it is SFR but feels like detached condo anyways.

Yep it isn't a flawed belief at all. Just a cycle that feeds itself. The schools do well, attracts more people who want good schools and drives prices up, higher prices leads to better funding and donations, etc.
