Orchard Hills - Capella by Taylor Morrison

https://www.redfin.com/CA/San-Francisco/422-Jersey-St-94114/home/1901803 Guess you're not familiar with resale, but it does happen. I've been following resale market in different locations in California. Certain cities can sell $100K+ over list price. Irvine might not be one of them, doesn't...

Orchard Hills - Capella by Taylor Morrison

I guess the term cheapest in the best community isn't always true.  Woodburyowner states that most buyers don't like this neighborhood.

Orchard Hills - Capella by Taylor Morrison

135 Bridle Path sold at $456/sq ft is not helping the comps.  They couldn't even get list price. What do you think is going on?

    Property Tax Due Dates

So what is the point of the first due date of technically, you can pay right before the delinquent date a month after without a late fee? Am I reading it correctly?  The first installment has one month after the first due date and before the delinquent due date but the second installment has...

Isn't there a late fee if you pay after the first due date?

    OC tax decrease in 2017

Always thought it was automatic.  I guess it's just store by store.

    OC tax decrease in 2017

Some places in Irvine still charging 8% tax.  Isn't it county wide 7.75% ?

Orchard Hills - Capella by Taylor Morrison

The ones with oversized lots and view lots aren't complaining. La Vita was never $1.3m but I don't know why they sold so well despite the piazza layout that everyone complained about.

Varenna by Tri Pointe Homes at Orchard Hills

There is a plan 1 with a $100k+ lot premium that they can't sell.  It's right up against the toll.  Doesn't seem like sales are that great there.  Prices have decreased from grand opening.  Plan 1- $1,159,900 Plan 2 - $1,202,900 Plan 3 - $1,248,900 Are the noise levels near the toll that...

    OC tax decrease in 2017

So I made a purchase around Christmas time and the tax was 8%.  When I went for the return today, I noticed that they gave me less money and they said that's because the taxes are now 7.75% in 2017. I didn't know that orange county taxes decreased, which is good news. But I also didn't know...

It seems asinine that your home value is based on your neighbors comps

Yup not happy about the upcoming resale in our neighborhood.  Priced too low with completed landscaping and upgrades will definitely drop the value assuming it doesn't sell higher.

    Model comps

So the Capella model 2+3 homes sold at $1.8m and the last non-model home is in escrow for $1.5m Assuming early phase non view homes, purchased in the $1.3m range.  Can the early phases sell for $1.6m -$1.7m with full landscaping?

I hope you bought a manual transmission.

    Stone interior rec

Don't recommend Kohler.  Has bad experience with them just going dark and not answering emails or calls.  Perhaps Travis is too busy but a heads up would be professional instead of half answering an inquiry.  Wouldn't do business with these guys.

    Stone interior rec

I didn't know if general contractors would think doing a wall in stone would be too "small" of a job.  I checked out Travis' website.  His jobs look clean but not too modern (think Irvine model homes). Style seems a little outdated.  I'll hit him up and see what he says.

Have you or someone you know personally used them?

No one has installed the stone features on their walls?

I'll check them out thanks.  I was looking for any recommendation on installers.  I'm sure any general contractor can do it but job might be too small.  I was hoping that a company that specializes in this would be more cost efficient. Anyone have an installer?
