No MR tax and lakes. Woodbridge was and maybe still is the TIC?s signature planned community.  Lot of amenities, no MR and very low HOA might contribute to the higher prices.

That area is labeled as Lot 4 of of PS Neighborhood-5B, and will consists of homes and a small park.

Avoid 3 story condo if you can.  They are usually less popular and harder to sell compare to others.

Agree!! What happen to that 133 off-ramp at Great Park Blvd?  If they allow free toll up to the Great Park Blvd on 133, GP goer can utilize 133 freely as a more direct path to GP, that will alleviate a lot of traffic jam on Sand Canyon.

Are you sure CalPac is a subsidiaries of TIC?  All I know is that the owner of both company are related but not sure if TIC own entirely or portion of CalPac. The IP only build in the best (in terms of marketing prospective) TIC neighborhood, build at desirable location within that development...

Yes, Seattle?s inventory is up 136% from a year ago and the sales is down 7.8%.  Sounds really really bad but if we look closely to the data, the inventory level is still only 2 month of supply. I believe the overall housing market only cools down from a really hot to a more neutral market...

Wow, this home is near that Circle Porsche!  I used to live near Long Beach and brought my car there for service. That area is pretty nice and since it's very close to ocean, its about 5-10 degree cooler than Irvine.  The owner did a really good job updating this home, very nicely done.

Well, unlike most of IP's X models, Magnolia plan 3X is actually just reverse version of plan 3.  Exact same floor plan, size, etc. but just reverse.  Magnolia has that 4 unit deep "California Court" home with plan 1 & 2 at front and plan 3 & 3X at rear.
