Newer Irvine listings with crazy WTF asking prices from equity sellers

Why would the government pay down debt when interest rates are near zero and will be for the foreseeable future? 30 year TIPS have been negative for over a year. Nothing is forever but the markets believe low interest rate environment is here to stay for a long time. Much more likely that the...

FYI: Sureshine Care and Restoration Services

I'm also an attorney, so I guess we're at at stalemate.  The only thing to do now is compare diplomas. Look, I don't pretend to know anything about sealing patio tile.  It's entirely possible that failing to move some pots is the crime against humanity that it's portrayed as in this review. ...

Realtors Face Federal Scrutiny of Broker Commissions Justice Department probe

I don't understand the "inflating the market" part. They are buying and immediately relisting. They're not actually taking inventory out of the market. On average they sell for around the same price as they buy. I think they will probably move into escrow and mortgage services soon and try to...

Realtors Face Federal Scrutiny of Broker Commissions Justice Department probe

they probably seem to be "overpaying" for houses to a realtor because they aren't really trying to make money by flipping for a higher sales price. they primarily make money up front from the fees they get from the initial seller. they also don't really do any repairs or upgrades or staging...

Where the market is - Buyer Offers

2m in 2018 to 4.3m in 2021 is not bad ROI either But the real winner is the listing agent who did both the 4.3m sale a month ago and the current listing

    CA SB9 - Effect in Irvine/OC?

HOAs are gonna win on this one.  you sign a contract when you buy saying you won't subdivide.  SB9 explicitly targets local agencies and won't preempt CC&Rs.

    coronavirus

Don't forget the huge reduction in travel especially international Flu is seasonal so it migrates around the globe to follow cold weather. Much harder to do that without heavy international travel.

    CA SB9 - Effect in Irvine/OC?

i think sb9 only overrules zoning regulations not CC&Rs.  so if your HOA says no subdividing which i am sure they all do in irvine then this isn't going to change anything.

buyer agents getting paid more the more you pay for a house is a weird dynamic tbh like if i had a potential client hiring me for a defense-side case and i said my fee will be a percentage of whatever you end up having to pay in damages they would look at me like i'm crazy

well that % is just what is reported in MLS.  it's not like they're going out and collecting that data from listing agents.  and idk, the realtors here can chime in, but i have a hard time believing that this data is creating a lot of negotiation leverage for clients.  i think it's more likely...

but they don't own a huge portfolio of homes.  they sold like 400 properties last year.  opendoor sold like 20,000.  even that is a tiny, tiny drop in the bucket in terms of total home sales. yea of course the data is valuable as is being able to promote their own broker listings in searches. ...

the vast majority of redfin's revenue comes from agent commissions though.  so idk what they are disrupting.  they are just a brokerage with a fancy website.
