Honestly all of their stuff is good IMO. If you go late in the day, they tend to give you tons of free stuff. Last time I left with a box of stuff even though I only bought a few items. 85 & sunmerry are good, but not even close to the same quality as Chaupain.

Turtle Ridge is definitely typically high in price. Quail Hill also has Google Fiber now as well. It's possible that the filters when searching for places with Fiber aren't perfect either.

There are people who have 100% never go south of the 405 in Irvine, especially people who are new to the area in these new builds. I was born and raised in Irvine and have friends who live in North Irvine that don't even know their way around South Irvine because they never go that direction...

I think 2.5 sounds realistic. They're definitely going to milk the former model home title for all it's worth for as long as they can though.

I found this on the Irvine Company's website...had no idea they were planning on putting housing on the empty lot at the very end there. It doesn't specify whether apartments or for-sale housing though. Potentially coming in 2027...
