If you're in Irvine above the 5, the temperature difference is honestly pretty miniscule. It really starts making a difference when you're south of the 5 and even bigger when you're closer to UCI. This weekend, I was in Foothill Ranch & Lake Forest and it was 90 there and only right at about 70...

Wow that's been there forever. I think it was actually one of the original tenants that was still there.

One thing I will say is to be prepared for the weather in the summer or during a heatwave. Just recently, it was like 115 out there during one of the heatwaves. Today it's over 100 degrees with humidity in the teens.

Unfortunately, this has been a pattern in all of the new communities recently. It's a shame to be honest.

You would be surprised how many people send their kids to public schools even living in homes priced that high. I went to Uni (University High) and we had lots of students from Shady Canyon and even some from Newport.
