OVER.PRICED. The homes don't even have any character...they look like the boring square homes they build out in the high desert.

Orchard Hills 4 - "The Summit" Updates

It's laughable for The Summit in OH to have that high of an HOA fee. It's more than Shady Canyon and Turtle Ridge which are larger...and Shady is....Shady Canyon.

Newer Irvine listings with crazy WTF asking prices from equity sellers

This says it's going to live auction now. This was actually one of the model homes too. Hate that cheap looking flooring they put in the loft and on the stairs. I understand the carpet probably wasn't their favorite, but they replaced it with such an off looking option.

Does altair/ portola springs/ elevate area get more rain than the rest of Irvine??

It could be completely random, but it could also have to do with the fact that the foothills are right there and creating a microclimate. I find it also often rains more/harder around Quail Hill, Turtle Rock & Ridge, University Park, and sometimes Woodbridge and Oak Creek closer to the 405 &...

    Retail Openings and Closures

Laventina's and Rose Bakery are two Newport staples. Very happy they opened up in Irvine. Bopomofo is a popular place from the SGV, been meaning to try it. I love Mr. Moto. It's a San Diego original.

I'm so tired of all of these Starbucks locations. It's becoming overkill. I wish we could get a few drive-thru Coffee Beans at least.

    Most dated looking interior?

It was the model home, so it's very fitting for that time. I could see someone ripping them out though.

Orchard Hills 4 - "The Summit" Updates

Westpark has HOA around 50 bucks in the SFRs. Parts of Turtle Rock have reasonable HOA too. Parts of Northwood have no HOA, as well as many of the neighborhoods in El Camino Real and The Ranch off Irvine Center and Jeffrey.

Orchard Hills 4 - "The Summit" Updates

LOL the HOA fees are ridiculous. That's more than Shady Canyon. And for the smallest neighborhood in OH...okay.

What do you mean? Don't you want a perfect view and earshot of all the cars flowing in on Great Park Blvd? Wait until the summer when there are more events and activities...don't forget Wild Rivers. The sight and sounds will be great!

    Irvine Blvd - Toll brothers - pre-selling

I haven't had a chance to check them out yet, but do they look similar to Alara in Altair with how tight the lots are? There's virtually no privacy because of how large the homes are versus most of the lots and the walls seem to be lower. It's even worse for the homes that back up to the three...

Orchard Hills 4 - "The Summit" Updates

Well, unfortunately, people are paying that much to live in OH as well as Hidden Canyon...to each their own I guess.

Yeah they're competitors, but Marshall's is higher end than Ross. I'm sure it'll always be busy so this should be interesting.

I just looked and it's becoming a Ross. I'm surprised they're putting one there to be honest.

I actually thought they were some of the most lackluster floorplans and designs I've seen in an SFR and not modern at all, but every product has a customer.
