Fully agree.  That's why I said "if this was an investment property".  it's hard to treat a home that you live in as an investment.  Any price appreciation is good in that scenario, although 27% is awfully low in Irvine if you purchased in mid-2012. 

I'd rather have the 100% appreciation in the market during that same time frame.  and that doesn't include property tax, MR, and other costs the past 6+ years.  if this was an investment property, then it was a bad investment.

You should provide specific time frames instead of a range.  There's a lot that will happen in Year 1 vs Year 5.  Personally, I think there will be a 5% drop in Year 1 (compared to today) and a 5% increase by Year 5 (compared to today). 

I agree.  10% is probably the most pricing will drop in this area.  The owners in Irvine are less leveraged than ever before.  How many houses on your street are probably purchased outright with cash or have refi'd into a 15-year fixed with sub-3% interest rates?  With the increased equity...

But that's my point.  'UCLA' and 'Cal' sounds more like a national (and possibly global) brand, UC Los Angeles and UC Berkeley, not so much.

It's all about name recognition.  Georgia Tech sounds like a regional school.  UCLA would too if it were called UC Los Angeles.
