    At what point in the rate cycle would you pass on home buying?

    My personal needs dictate when I buy. If rates are much higher, I will still buy but I?ll have to buy a cheaper home than if rates were <4%.

    Exactly. Check out the summer programs or 1st year analysts at the top banks. You?ll find a whole bunch of kids of CEO/CFOs with mediocre credentials. If even a few of those CEO/CFOs toss the bank a deal (which they do), it?s all worth it.

    Agree. In a different neighborhood I lived in, pocket listings were very common. Sellers agents generally all advised against it.
