More Homes Being Listed - Irvine

Correct me if I'm wrong but from what i can tell, your pricing strategy seems to generally be to list for slightly below market value, create a multiple offer situation and then generally the seller can get slightly over list price for a final transaction price either at or marginally above...

    Selling vs Renting out

That?s exactly my point. You got a 6% return on your own cash. Not bad but not a ticket to ?generational wealth? or worth having a ?never sell? mindset for. And the returns get worse as Ltv goes down

    Selling vs Renting out

IMO, this is a super common and totally misguided mindset. Unless every time your property appreciates a little, you are constantly borrowing more against it to keep buying more rentals. Otherwise, as your property appreciates and ltv starts going below 60-65%, it's really hard to get a good...

Bestest Newest Detachedest Home in Irvine for less than $1m?

Eastwood appreciation is a total mirage right now imo. I would bet Delano resales are going to be at least 10%, and maybe 15%, below current builder prices based on where Stonegate resales are. And if you believe Stonegate is more desirable, it could be worse

    Delano at Eastwood

Agree. I just don?t think it?ll translate at resale. Unless maybe Donald Bren is providing lifetime, guaranteed Bowerman landfill trash gravy cleanup. Bren is worth $16B on the back of TIC (10x the value of 5P) so that would be peanuts to show TIC?s philanthropy and humanity ( #btblogic )

Bestest Newest Detachedest Home in Irvine for less than $1m?

I think this is the cheapest in the 700s. https://www.khov.com/find-new-homes/california/irvine/92618/k-hovnanian-homes/deco-at-cadence-park I visited and didn?t love the floorplans but it?s good value. I use about $16-17k extra on a mortgage = $1k MR. Also, GP MR can be paid off for around...

    New Car

If you're leasing, does it matter whether you negotiate by either 1) just focusing on two numbers, your total upfront payment and total monthly payment  OR,  2) negotiating all the details like purchase price, money factor, residual, etc.  The latter seems more complicated, but it sounds like...

What do your neighbors do for a living?

There are many businesses and professions/industries where if you are lucky (and skillful) enough to catch a strong 5-7 year cycle, you can make more than enough to put 50+% down on an Irvine home plus have plenty leftover to carry you for decades on less income *IF* you don't spend...
