Luna Park in Great Park Neighborhood

The Sequoias are going to be out of her budget. These are Evergreen (Beechwood, Rosewood, and Sagewood), the biggest plans at the original Meadows, so I'm guessing starting price is going to be mid to high $2M.

Luna Park in Great Park Neighborhood

It's impossible for a community in GP to have $1000 MR. The reason GP pays much higher MR than the rest of Irvine is not because of IUSD, but access to GP itself. Since Luna Park is part of GP, MR will be much much higher than $1000. Guaranteed.

Luna Park in Great Park Neighborhood

I'm not aware of mudslide concerns. There are some view lots on the hills and some hills overlooking some homes, but I don't think these hills would cause any mudslides.

Luna Park in Great Park Neighborhood

It was still kind of affordable when I first bought Bluffs there. I remember the day we moved in, a realtor (Mina Wan) was having Open House on the Bluffs 1 across from our house. We talked to her a little bit and she said that PS is going to be the next big thing in Irvine. When we bought our...

Luna Park in Great Park Neighborhood

I still don't understand your point #4. What does 133 have anything to do with PS access to 5 or 405? IIRC, Luna Park is going to be in the area between Irvine and Alton. It takes a bit more than 5 additional minutes to get from PS to get to Irvine and Alton to access 5 or 405. Even an extra 10...

Luna Park in Great Park Neighborhood

$1,000 for MR sounds too little. That's the same as LF. Even taking out the school portion, there's still the GP portion, so I don't think $1,000 for MR is accurate. The rest of GP pays anything from $7,000 to $20,000 because of the park. The rest of Irvine (PS, EW, SG, NW, OH) pay $4,000 for...

Luna Park in Great Park Neighborhood

First of all, Luna Park community can't just decide to build a school. It's up to the city of Irvine. Secondly, Portola High School is right there, so you can't just build another high school. Also, building another school means more MR to GP, so there's no way GP residents would allow that...

Newer Irvine listings with crazy WTF asking prices from equity sellers

I guess that's the only reason you see buyers will to pay ridiculous prices. But I think that, even if this theory is true, it's still only a small portion. I would say that the larger percentage is still FCBs just trying to move their money out of China. Since leaving the money in the bank...

I mean, if the builder listed it as 2165 sq ft, then it's definitely 2165 sq ft. It won't be even 10 sq ft bigger, let alone 550 sq ft bigger.

Newer Irvine listings with crazy WTF asking prices from equity sellers

How do they go from 2165 sq. ft to 2715 sq ft? That's a massive lie. I've seen stupid ass appraiser increasing sq ft on Highland Plan 2 from 2753 sq ft to 2860 sq ft, but increasing by 550 sq ft is just plain ridiculous. I don't know why appraisers don't use builders' listed sq ft and just...

Newer Irvine listings with crazy WTF asking prices from equity sellers

Actually, price did stagnate for some time right after rates shot up, pretty much from Sep 2022 to March 2023. Reason? No cash flow from FCBs. However, right around March 2023, two things happened: (1) 11 states planned legislations to ban foreign buyers and (2) China opened up again. As a...

To be fair, since IP homes are built in a L shape, you could still put a small patio outside of Great Room. That space is probably around 12'x15' or so, I would think.

Ravello at Orchard Hills by New Home Co.

Now that you mention it, that's true. I wasn't paying close attention. I just saw the model homes next to them and thought there would be at least privacy.

Ravello at Orchard Hills by New Home Co.

These new Ravello homes seem to be against the hills. Privacy lot premium + OH premium seem to be worth $1.3M to $1.5M vs. Cielo in PS. 😂
