Poll: Irvine Housing Prediction June 2022

My townhouse I bought in 2009 for ~450k sold for $650k in 2007.  Now, I got it on a short sale and it was trashed at the time, so definitely not typical, but still at least one example of a pretty drastic crash.

    Tesla Solar Panels Price Cut

Tesla denied me solar panels because my roof is spanish tile.  Is that true that they won't do spanish tile?  Am I wrong that my roof is (likely) spanish tile?

New Apartments planned for Irvine Market Place

That area of Irvine/Tustin always had too much retail.  Restaurants were constantly opening and closing and never busy enough.  I liked a place called Bone Fish but it was never crowded.  Another good one was Champagne Bakery, couldn't do enough business either.  And now there's an empty...

Poll: Irvine Housing Prediction June 2022

A lot of the reported "hiring freezes" aren't freezes, they're reallocation of headcount, they're a "freeze" in some departments and slowing growth in others, etc.  Even Meta is unfreezing at this point, though they are going to be hiring slower.  Still allowing remote from what I've heard.  G...

    Random question...Great Park Neighborhood Pools???

If you want good pools come to  Baker Ranch.  A couple miles away and nicer pools that are much less crowded.

Newer Irvine listings with crazy WTF asking prices from equity sellers

I'm mostly joking around, I think the thing that bothers me the most is lack of symmetry with one side of Irvine Blvd being coniferous trees and the other side being mediterranian trees... like...just looks weird, compared to say the Woodbury/Stonegate area or all of Woodbridge.

Newer Irvine listings with crazy WTF asking prices from equity sellers

Nothing is more prestigious than being across the street from a trailer park.

The Meadows, Lake Forest by Toll Brothers

Over having a driveway?  I'd get on the HOA board right away and get garage inspections going!  My biggest concern when we were looking at Juniper was lack of parking due to people not using their garages.  Even where I live now, I'd say only half the neighbors use their garage and a chunk of...

The Meadows, Lake Forest by Toll Brothers

Aesthetically I find the Town Center pretty lacking, but the convenience is undeniable, especially with a little one and having to do more fast casual takeout or quick runs to Target, Home Depot, or Walmart. People in Portola Springs or even far back in Orchard Hills do get a nice view (at...

The Meadows, Lake Forest by Toll Brothers

My place in Baker Ranch has gone up 40% in a year and a half (Thanks Martin!) so I dunno what you're talking about with not high demand, prices have been skyrocketing here.  Agents are just catching up and pricing their homes correctly now.  I don't forsee as much appreciation in LF as I do in...

    Irvine vs Surrounding Cities?

Yeah I will consider it.  I don't really care about colleges that much, but I care about my kid learning math and good critical thinking skills. People who are interested in their kids going to Ivys are doing it for bragging rights, not so much for their child's future.  If you go look at...

    Irvine vs Surrounding Cities?

I live in a nice place in Lake Forest. I did consider the fact that the school district is a notch below IUSD.  However, even ignoring the 200k I probably saved by buying here, I'm saving between 500-1000 a month in mello roos, despite it being a new development.  I figure $500 a month can buy...

    Serrano Summit | Lake Forest

I spent every weekend with temps over 70 degrees this last year lounging in a Cabana sipping a cold drink watching my kid run around in the splash pad or shallow area of the pool.  I'm very very happy we have an awesome community pool (3!).  Teresina has nothing if i'm not mistaken.  I'm a...

Great Park & El Toro Base / Areas of Concern

I dunno, Orchard Hills pools have ocean views, that's pretty hard to beat.

    Serrano Summit | Lake Forest

It's a lot of personal preference, but the kitchen on the bluffs felt more cramped, it seems smashed into the corner of the house.  Also, the siding door isn't opposite of where you walk into the great room, makin g it feel smaller despite being similar sq ft.  I don't like the fact that the...

    Serrano Summit | Lake Forest

Hey I thought i'd chime in with my thoughts since I looked at Portola Springs, Lake Forest, and dreamed about Orchard Hills but was priced out (for 4 bedrooms with anything more than a tiny patio).  I think the Highland floorplans are super nice, walking in just feels like you're in a premium...

How do I buy them? Just fire up robinhood or TDAmeritrade?

    Altair

How is the density?  Driving by, some of the neighborhoods seemed incredibly packed together, very little yardspace, feels like your neighbor is going to peer down into your yard at all times.  Perfectly fine for a detached condo or even a newer SFH, but for 3M?
