That seems like a great deal! I assume wait-lists are long?

    TK and kindergarten in IUSD

I noticed that the hours of coverage is like half a day at best. My friends in other cities get full day. Do you know if this will change? I'm hearing the extended care offer by schools are over $1000, so it's a decent chunk when you think you're having a public education.

Accessibility to non HOA pools (ie Northwood)

For those of you who have accessed community pools, do you know if they're heated?

Accessibility to non HOA pools (ie Northwood)

Gotcha, definitely don't want to rely on that. I saw some aquatic center in the area and the recreation hours seemed pretty limited, so I guess we need to look for HOA.

Accessibility to non HOA pools (ie Northwood)

I noticed homes in Northwood have no HOA and the neighborhood seems appealing. We would want accessibility to pools but obviously wouldn't have community access. How easy is it to get access to pools (paying) for that area? If it's really limited in availability then perhaps we need to rule the...

    Why hasn’t this sold

Does this one look better? https://www.redfin.com/CA/Irvine/8-Wadsworth-92620/home/4784054 I'm still trying to understand the various villages. But to me an old sfr is much more desirable than a new condo/townhome at the same price.

Poll: Irvine Housing Prediction June 2024 to 2025

I hope things stay flat, at most, as a prospective buyer. I'm betting that interest rates won't get cut this year (and not in q1 next) like many are anticipating. Inflation is still at elevated levels.

    Lower priced parts of Irvine?

Thanks for your input. My employer is in Irvine, which is also a main driver for wanting to look in this area. Furtherest away in hoping to go is like Garden Grove or Fountain Valley.

    Lower priced parts of Irvine?

Got it. We just drove by Greentree elementary and circled a few blocks. As an LA county resident in a middle class neighborhood, we were blown away by the cleanliness and how well kept the homes were. I'm almost afraid to check out the newer neighborhoods. I did notice that nearby train tracks...

    Lower priced parts of Irvine?

We are white collar parents with very young kids (surprise). We're trying to see if we can get a home in Irvine, looking in the 1.4M range with no to low HOA within the next 12 months. We noticed the greentree and college park elementary school areas seem to have the lowest priced homes. I've...
