    2020 California Propositions

Edited based on how we actually voted by mail today Prop 14- No. Should be a national expense Prop 15- Yes. It's not perfect, but most of the BS about costs being passed on is BS. Imagine two stores are next door, a Home Depot and a Lowes. One pays property taxes based on 1980 rates and pays...

    Mello-Roos of Irvine

So I called the number and talked to them and they said it was disclosed that the second was $1700 minus the first. Indeed this was buried on my disclosures from 9 years ago. The builder's summary made no mention of this and just said the first expired 2020.

    Mello-Roos of Irvine

It's almost like they are hoping no one will complain because the total mello roos didn't change much. Did anyone receive detail on Mello Roos when purchasing? Last time I looked I only got a list of per year / expiration date, but no contract that would be legally binding to take legal action...

    Mello-Roos of Irvine

Is that legal? I was told when I bought my home that 86-1 expired 9-1-20 and there would no increases in the other mello roos.

People don't understand splits. I had a friend also tell in 2000: "My stock options are worth $2.5 million after 2 stock splits. 2 more stock splits and I'll be worth $10 million! I'm not selling a single share until we hit 10 mil". A few months later the company was bankrupt.

How low can we go? 30 yr fixed at 3.75% with no fees...

Owning.com told me they could be 2.625% on a 30yr with absolutely no fees, but they consider me self-employed. I have an application open with a local mortgage broker, but they are moving at a snail's pace. Maybe it's good because rates will keep coming down?

Where was the stock tip to put my entire life savings into Kodak last week? That would have been helpful.

Haha. You could wait for another to come on the market. If you're looking at detached condos, this one has a 3rd floor bonus room for "free" compared to the other optionshttps://www.redfin.com/CA/Irvine/70-Autumn-Sage-92618/home/51681388

Advice for Family Moving to Irvine with <$1.3M Budget

Real estate prices are quite depressing as a buyer. If I were to "move up" I'd have a similar budget to you and nothing in Irvine excites me for that price - nothing that is significantly better than what I have now. If you are willing to consider areas outside Irvine. Here are some that caught...

Any place with good school district near Irvine to buy home?

I wouldn't do it with a 40min drive to work. OP never stated (s)he worked in Irvine. In fact I know a lot of families that move to Irvine knowing they will commute to the LA area. Long term appreciation doesn't matter to most families since I think the on average Americans live in a home for...

Does model home orientation influence buyer preference? Does Cal Pac know this?

Interesting. When we bought our home there were two identically priced homes side by side with reversed orientation from each other. I was curious to see if we subconsciously preferred the home that matched the model orientation, but no - we picked the reverse.

Any place with good school district near Irvine to buy home?

My advice differs from other posters. When you look at long-term appreciation, land is the key. Get yourself a large lot in a good school district:https://www.redfin.com/CA/Yorba-Linda/4522-Mimosa-Dr-92886/home/4170048

    Tesla Model Y

That's actually really bad for a lease because Tesla does not offer any incentives / dealer discount. I remember leasing a vehicle with 70% residual, 10% dealer discount and 12% manufacturer rebates. Net depreciation: 8%. Tesla leases are terrible because there is no purchase option. I sold...

    Tesla Model Y

Prices are controlled by supply and demand. Demand for a Model Y / Solar System won't skyrocket because a factory can keep pumping out 100k units / quarter while those that already got a vehicle or Solar are no longer in the market for one. That's why prices have skyrocketed for housing/land...
