    What is the best month for rental market?

    Anytime other than right around Thanksgiving and Christmas. I've rented out my own rentals as well as for my landlord clients throughout the entire year. Just like when you are looking to sell, price and presentation matter (aka clean, tiddy, decluttered, professional pictures, etc).

    True but they'll use the similar price per SF to price their single loaded view lot homes. I fully expect prices of 1,500sf+ for those lots.

    Not necessarily true, in some detached condo tracts you own your own lot while in other you own a % of the entire area. If you see actually square footage for the lot on a detached condo listing then you own the lot. Having a driveway or not has nothing to do either a home is a detached condo...

    Most in-state insurers are limiting new policies or just not writing new policies. Best bet is going through a broker. The buyer for my 6 Ceramica listing in RSM got a quote for homeowners insurance for less than $2,500 per year in an area considered a high fire zone.

    The other con is that it is much warmer in Yorba Linda than it is in Irvine but there is little to no mello roos out there so the property tax rate is lower.
