    Buying a 3M+ cookie cutter home is a questionable thing to do. There are better options if you're going to spend 3M+. You can literally buy a piece of land in Hawaii for 1-1.5m and do a custom build with 3M+ easily

    if we are going to scrutinize a city because of slightly higher temps, I think I'm not worried compared to toxic soils, wildfire risks, MR, location to landfill that most newer Irvine villages need to deal with. :)

    Most buyers that are paying 3M+ for homes in these new villages in Irvine don't even live there. They use it as a way to park their money overseas.

    Temperatures between Irvine/LF aren't going to vary that much. I'm not exactly sure if you're talking about areas near foothill ranch. If so, anything above QH and Turtles are going to be the same as LF. Quite frankly they're all the same, Turtle probably has more trees to cool things down.

    You guys are all making me not regret buying Irvine at all at this rate. Lake Forest doesn’t sound that bad after all.
