Why does data show Foothill Ranch prices up 20% (vs. 2007)

The sample size of sold properties is very small - so the numbers are easily skewed and change a lot. In January, for instance, the median was more than $700k. Also don't forget that 43.2% of the inventory there is either a foreclosure or a short sale - things aren't magically great there.

    Aliso Viejo Discussion Thread

IPO - I started tracking some closings in Aliso (smaller properties than the ones you're looking at). The median CS value puts pricing at around April 2004 levels right now. By contrast, Laguna Niguel was closer to June 2004.

Or you could try this genius move... "Ahlbrand's colleague, Noah Herrera, recently sold a client's two-bedroom house for $250,000 -- or about $100,000 less than he paid for it. A tough break, to be...

    Bloodbath in Coto de Caza

I wish I could do more with Coto, because there are plenty of interesting things going on there. But to be honest, many times the financing is so complicated with so much debt in so many places that it is such a pain to unravel it all.

BTW, the May foreclosure numbers are starting to look like a nightmare of being trapped in a small room with Pat Veling and Gary Watts. Gawd that, and the numbers are a truly scary thought.
LOL. Invite Truthi in there and you've got a party!

    Aliso Viejo (Glenwood)

IPO - Big thumbs up on starting AV info. Interesting things are going on out there. There are also a lot of foreclosures in Laguna Niguel, and since there is no mello roos there you might want to keep an eye on 92677 as well. Plus, it can be closer to the water so the temperature is a bit cooler...

Shutdown the IHB? Is she nuts? What's the story?

This is pretty funny. Looks like she may have been caught posting the same thing under multiple names (or else there is a funny person out there who decided to re-post the exact same thing under another name): # property bulgaria Says: May 8th, 2008 at 5:04 am...
