    Artificial Intelligence

It should be noted that there is a difference between automation and AI. Automation is easier to implement because there should be no variances... AI is all about dealing with infinite variances. While some aspects of Full Self Driving are automation... the unknown variances are going to be...

    Artificial Intelligence

Telsa admits that the current hardware set up (even before they removed lidar and ultrasonics) isn't enough for FSD. That brings up the issue with AI, there will always be hardware/infrastructure limitations that will hinder implementation because some applications are not just software-based...

    New communities in Portola Springs

What? We are supposed to be at 10% for mortgages. :)

    Artificial Intelligence

I like to revisit these threads because time is the true arbiter of what really happens. First off... fully autonomous driving by Tesla is still in beta... 3 years later. In fact, Teslas may not have enough hardware to do it...

    New communities in Portola Springs

Should be against TIC law to build a home without a bedroom downstairs. :)

    VinFast Anyone?

I think it's $15-19k more to buy the battery outright.

    VinFast Anyone?

I checked VinFast out at the LA Auto Show and they were impressive. I also heard their Spectrum store is open and you can test drive a VF8.

    Retail Openings and Closures

Yep. With hot Cheetos too (the one in ZionMart has free hot Cheetos dust).

    New communities in Portola Springs

Seriously though... at the price points they are selling these homes... and the change in general feel of the area... TIC should have made this a new village. It even has its own sports park and school. Yet... we get stuff like Stonegate East and Woodbury East.

    New communities in Portola Springs

They should have named it Portola Heights... or Portola Ridge. :)

    New communities in Portola Springs

I recently did a bike ride to the top of Portola Blvd and had no idea that they had built Portola Springs out that far. I guess that's how much I've been out of it when it comes to new home hoods in Irvine. It's really nice out there... much better elevation lots than the Portola Springs I or...

How low can we go? 30 yr fixed at 3.75% with no fees...

So weird that I am agreeing more with USC in recent years. :) It will have to get to 10 within a year because like SGIP said... election time usually reduces interest rates. Ultra low rates may be have "sailed" (what TI member incorrectly said that?) but the tides have bought them back...

Newer Irvine listings with crazy WTF asking prices from equity sellers

I agree with you Cal... people always say that high rates are supposed to make prices drop. The problem is it's never proportional... so trying to time that becomes difficult. And there has to be some other factor than high rates that are going to force lower prices... we thought a pandemic...

Newer Irvine listings with crazy WTF asking prices from equity sellers

Were you listening to Liar Loan? According to him... he saved the world a billion dollars if you listened to him. I hope you can figure it out... interest rates are making finance buys really expensive which some people failed to mention when you wait for prices to drop.

    Auto Pay Property Tax: possible?

This. Or you can have your mortgage company escrow your property tax (I remember doing a a refi that required that).

Poll: Irvine Housing Prediction June 2022

I will say this again... even with an agreed upon downturn underway... if you can afford it and found a home you want... don't worry about waiting. IHOfucious say: If you're gonna own, don't stress over the unknown. :)

    EV/Plug-in/Other vehicles

The one at the LA Auto Show was the Euro version so it's shorter. The NorthAm version will be longer and have a 3rd row so I imagine you should be able to fit a bike in there.

    EV/Plug-in/Other vehicles

I saw the Buzz at the LA Auto show... really nice (although a bit smaller than the current minivans):

South OC dropping like a rock

So now we are entering winter season... seasonal drops plus high interest rates and LL crystal ball... how are the prices doing in South OC?
