    ICE or EV?

Cars&Bids is more like a flipper site. Those are probably Rivian owners trying to cash in on their early reservation prices and break even or make something. Those shouldn't be Rivian owned models.

Old news. I don't like the CT either but whatever.

    Deferred Sales Trust?

Yeah... we've done that before too... maybe down rent so we can still live in Irvine... I thought renting was okay but we had a bad landlord last time we tried that. But maybe this would be a way to sample the Turtles. :)

    Deferred Sales Trust?

I think you still end up paying the tax but over time. I don't know enough about it.

If you entertain or have people stay over... extra bathrooms are a must. We had a rule of x toilets for y people living in the the house... but most older homes are y - 1.

    Deferred Sales Trust?

We'd like to stay in Irvine but even the smallest places are above $1m. Thinking about splitting into 2 properties, the 2nd one for the kids but need to stay Irvine-centric due to work, friends, etc. May have to go to Tustin (ugh LL) or Costa Mesa or Lake Forest. Just looking at options. Have...

    Deferred Sales Trust?

I've seen this on social media and some quick googling has me wondering if it's legal to use this in California (saw some article where the FTB is penalizing for it). https://www.1031gateway.com/deferred-sales-trust-1031/ TLDR; It's a way to put the proceeds into a trust with a "payment plan"...

Newer Irvine listings with crazy WTF asking prices from equity sellers

Irvine real estate is so crazy right now... I've seen some homes sell for almost double than what they were just 10 years ago... and this is in millions not hundreds of thousands. I've looked back at previous homes I've owned and sold and the appreciation is ridiculous. So much pain in Irvine. :)

    CA DMV Registration Fees

2020 was when it started? Based on a bill signed in 2017. https://electrek.co/2020/07/10/california-starts-charging-ev-registration-fees-up-to-175-in-july/ EV drivers paying a share of infrastructure funding due to lack of gas tax. You're welcome ICE drivers.

    CA DMV Registration Fees

I think they are charging more for EVs. I read this somewhere, $100+.

And like I said.. timeframe... look at the whole Q1. You're just pulling out one month.. like a cherry.

    ICE or EV?

Uh... read my article, they talked about that... that's why they halted it to issue changes to the program so that all dealers could participate. So embarrassing for you.

    ICE or EV?

And looks like Ford is opening up its EV dealer program by lowering requirements: https://electrek.co/2024/05/24/ford-likely-enable-all-dealers-sell-evs/ While that could be a sign of slowing demand, it also shows Ford's commitment to an EV future. Keep your head in the sand so you can't...

    ICE or EV?

I guess it depends on what timeline you are looking at: Total EV registrations are still up... hasn't gone negative yet but like all new tech... eggs have to break to make the omelette. Smart phones didn't take off until Apple jumped in... and now look at how many streaming services are out...

    ICE or EV?

So are they affordable or no one is buying them? Stop moving your goalposts. I just posted an article where EV registrations are still growing although slower than the past.

    ICE or EV?

See... there you go again talking about affordability and prices. EVs are affordable, you just won't accept that. Double team fail again!!
